Overview

Smith & Oby, a commercial Mechanical and Plumbing contractor located in Walton Hills, OH, is seeking an office-based Pre-Construction Manager. This position is responsible for overseeing the planning, coordination, and execution of pre-construction activities for mechanical and/or plumbing contracting projects. The Pre-Construction Manager will ensure accurate cost estimation, effective scheduling, and seamless coordination with stakeholders to deliver projects on time and within budget. The role involves collaboration with internal teams, clients, subcontractors, and vendors to ensure project success from concept to construction handoff.

Key Responsibilities
  • Estimating: Prepare detailed and accurate cost estimates for mechanical systems, including labor, materials, equipment, and subcontractor costs, ensuring competitive and feasible bids.
  • Scheduling: Develop and maintain comprehensive project schedules, identifying critical milestones and ensuring alignment with project timelines and client expectations.
  • Stakeholder Coordination: Act as a primary point of contact for clients, architects, engineers, and subcontractors, fostering clear communication and resolving issues promptly.
  • Team Collaboration: Work closely with project managers, engineers, and field teams to ensure pre-construction plans align with project execution strategies.
  • Bid Management: Lead the preparation and submission of bid proposals, ensuring compliance with project specifications and deadlines.
  • Constructability Reviews & Risk Assessment: Conduct thorough reviews during the pre-construction phase to identify potential risks and constructability issues. Recommend mitigating solutions that enhance buildability, minimize risk, and ensure project success.
  • Documentation: Maintain accurate records of estimates, schedules, and correspondence with stakeholders, ensuring all documentation is organized and accessible.
  • Industry Knowledge: Stay updated on mechanical contracting trends, building codes, and industry best practices to enhance project planning and delivery.
Qualifications
  • Education: Bachelor's degree in mechanical engineering, Construction Management, or a related field.
  • Experience: Minimum of 4 years of experience in the construction industry, preferably in mechanical contracting or HVAC systems. Familiarity with Cleveland, Ohio's construction market and regulations. Candidates with a degree in Mechanical Engineering or Construction Management and over 4 years of experience are highly preferred.
  • Skills:
    • Strong estimating and budgeting skills with a focus on accuracy and detail.
    • Proficiency in project scheduling and management software (e.g., Primavera, Microsoft Project).
    • Excellent verbal and written communication skills for effective stakeholder interaction.
    • Proven ability to work collaboratively in a team environment.
    • Strong organizational skills with a track record of meeting deadlines.
    • General knowledge of construction processes, mechanical systems, and industry standards.
    • Ability to coordinate with multiple stakeholders, including clients, subcontractors, and vendors.
