Delivering high-quality homes and facilities at scale, with multiple active sites and more launching, we're seeking an experienced Site Manager or Supervisor for a residential project at Harris Crossing, Townsville.

Residential Site Manager – Harris Crossing, Townsville

Start shaping the newest Living Gems lifestyle resort – from the ground up. Living Gems, part of the GemLife Group, is setting up for our next exciting resort in Harris Crossing, and we're looking for a residential site leader to take charge. This is your opportunity to join a fast-moving, high-performing team building architecturally designed homes for a vibrant over-50s community. With slab pours due to commence late September, we are seeking a Residential Site Manager or Supervisor to begin in mid-August and oversee site establishment and pre-construction activities. This advert focuses on the residential side of the resort build. We are also hiring a Commercial Site Manager (start September) to lead the construction of our Country Club, Summer House, and other premium community facilities.

Role details

As a Residential Site Manager or Supervisor, you will work within a volume residential builder environment with typical home delivery of 12–16 weeks, so experience in high-volume, fast-paced environments is essential.

Responsibilities

• A massive site with over 1000 homes to be built over the next 4 - 6 years, potentially managing up to 60 homes at varying stages of construction throughout the project.
• Contractors, Labourers, and Plant Operators
• Scheduling and coordination via Onsite Companion
• Site set-up, framing, through to handover — depending on your skills

Your goal: Ensure each contractor is ready, scheduled, and productive. If you're managing the flow right, your trades should move seamlessly from one house to the next.

Qualifications

• Trade qualification – preferably in carpentry
• QBCC Supervisor Licence – essential
• Proven background in production/volume residential construction (ESSENTIAL)
• Confident in using construction management software
• Solid understanding of OH&S requirements
• Strong people leadership, planning, and communication skills
• Ability to make quick, informed decisions and problem-solve on the go
• A valid Driver's Licence
• Hands-on, proactive, accountable — someone who leads from the front
