AUSTRALIA-WIDE LONG-TERM PROPERTY LEASING MANAGER
We're seeking a Nationwide Property Leasing Manager to oversee long-term property leasing across Australia. The role involves sourcing and managing tenants, negotiating leases, ensuring compliance, and maintaining properties to maximise rental returns.
Remuneration: OTE $150k+
Responsibilities- Manage online advertising campaigns for individual bedroom tenants on specified platforms.
- Process and approve rental applications efficiently, including checking references.
- Switch tenants when leases end, ensuring adequate notice periods and managing potential abscondment scenarios to maintain consistent cash flow.
- Collect rent from sub-tenants throughout the tenancy.
- Manage instances of rent arrears.
- Review all rents yearly and at the change of each tenancy to ensure maximum returns and initiate lease renewal communications.
- Arrange for payment of council rates, repairs, maintenance, insurances, and other expenses from rental income if requested by the owner.
- Property Oversight & Maintenance: perform periodic inspections (initial inspection within 6 weeks, then every 3 months), provide electronic inspection reports with condition notes and photos, arrange repairs with qualified tradespeople (seeking owner approval for significant repairs), and liaise with tenants and strata bodies (if applicable).
- End of Tenancy Procedures (Sub-tenants): arrange outgoing inspections, re-advertise and lease vacated rooms promptly to minimise vacancy.
- Communication & Reporting: maintain consistent communication with clients (owners) regarding investment returns and property status; provide detailed reports as needed (e.g., inspection reports).
- Financial Acumen: Understanding of concepts like ROI (Return on Investment) and ability to assess property value for maximising returns.
- Negotiation Skills: Ability to negotiate lease terms with landlords, including rent and additional incentives.
- Proficient in using online advertising platforms (Realestate.com.au, Domain.com.au, Flatmates.com.au, Flatmatefinders.com.au) to secure individual sub-tenants for bedrooms.
- Experience in collating rental applications, checking references (previous rental, employment, income). General property management knowledge implied to perform these tasks.
