The Senior Site Acquisition Manager supports the Site Selection Director, accelerating Vantage DC's market growth through expert property acquisition and risk-managed capital deployment. This role requires a seasoned professional with deep market insight, strong stakeholder management, and a track record of navigating complex regulatory environments to secure commercially viable outcomes.

• Support the Site Selection Director (SSD) with the execution of long-term business objectives within the property portfolio
• Conduct feasibility analysis, due diligence, TIA assessment, and financial modelling to assess commercial viability of potential acquisitions
• Assist SSD in negotiating freehold purchases, lease-to-purchase, and development agreements with property owners, developers, and government agencies
• Prepare G1 & G2 documentation; collaborate with legal, finance, customer insight & NSD teams to secure internal project approval
• Monitor and report market trends, zoning changes, and infrastructure developments impacting property strategy
• Manage acquisition budgets, timelines and reporting to meet KPIs
• Prepare and report on new site opportunities, completing assessments prior to nominating sites for consideration by the site selection committee
• Lead weekly meetings regarding new site opportunities
• Support development of short-, mid-, and long-term strategic plans for property-level execution
• Engage with internal planning, finance, legal, construction and delivery teams to align acquisition activities with business objectives
• Develop and sustain external relationships with councils, landowners, regulators, and consultants; navigate complex negotiations with balanced commercial and stakeholder priorities

• Apply business and commercial fundamentals to inform planning and decision making
• Act as a trusted advisor, communicating a shared vision to engage stakeholders
• Exceptional stakeholder management with the ability to influence senior internal and external stakeholders
• Build teams and organizational capability to deliver results within budget, time and quality targets for asset, facilities, property and project management
• Strong communication and interpersonal skills across levels
• Technical knowledge of building services, facilities and property management in the Data Centre and telecommunications industry
• Drive accountability to meet customer needs and deliver objectives
• Understand and manage financial position to guide investment and financing decisions
• Familiarity with agile methodologies and adaptability to change
• Challenge the status quo and explore alternative possibilities

• Minimum 7 years' experience in property acquisition and negotiation
• Extensive experience managing a significant property portfolio or asset management environment
• Ability to manage relationships with conflicting viewpoints and engage with all levels of an organization
• Budget management capability for a portfolio or function exceeding $50M per annum
