About the role

As our Senior Site Manager – Finishes & Handover, you'll own the project from lock-up through to Practical Completion and client move-in. You'll lead finishing trades, drive QA to a zero-defect standard, and coordinate commissioning and close-out so every home hands over on time, on budget, and looking first-class by:

Plan and sequence finishing trades -carpentry/fit-off, joinery, tiling, painting, glazing, landscaping to appliances and so on.

Run QA/ITPs and inspections: pre-paint, waterproofing sign-offs, joinery/fittings verification, tiling set-outs, final clean checks and so on.

Defect management: raise, track and quickly close out defects.

Commissioning & compliance: coordinate services testing (Mechanical, Electrical, and Plumbing), appliance sign-offs, compliance documentation, and NCC/Australian Standards adherence.

Client & stakeholder interface: lead inspection walkthroughs, communicate clearly with purchasers, strata/OC, consultants, management.

Budget & program control: manage variations, productivity and labour to hit time and cost targets.

Safety leadership: enforce OHS/WHS protocols; toolbox talks; site cleanliness.

Close-out deliverables: confirm as-builts, manuals, warranties and handover packs are complete and accurate.

About you

Diploma of Building & Construction (or similar) minimum.

3+ years in finishing supervision/site management on residential or townhouse/MD projects.

Sharp eye for detail across finishes, waterproofing, joinery, tiling and painting quality.

Working knowledge of NCC, Australian Standards and Victorian residential codes.

Proven record delivering defect-free (or near-zero) handovers on time.

Confident stakeholder management and clear, calm communication with clients and trades.

Competent with site/QA software (e.g., Procore/Hammer Tech or similar).
