Property Fund Accountant

Main Responsibilities: 

  1. KM Property Funds accounting, modelling, and forecasting support,
  2. KM Property Funds tax, treasury and reporting support
  3. KM Property Funds policy and procedure maintenance
  4. Adhoc Management Accounting and Reporting

Accounting and reporting:

  • Review monthly P&L & Balance Sheet in MYOB and agree to Property Manager reports.
  • Review payments requests and provide accounting coding as required
  • Issue invoices for real estate development fees and investment management fees
  • Provide information for cashflow planning for future investment and capex
  • Liaise with various stakeholders, management, banks, external service providers, custodian, registry, auditors and tax accountants
  • Monthly and quarterly investor distribution administration
  • Assist with audit queries and checking and preparation of financial statements

Tax

  • Maintain CGT cost base summaries for assets and unit holdings.
  • Provide tax reporting information for reporting and planning
  • Maintain depreciable assets, capital works depreciation registers
  • Maintain tax loss and blackhole/ establishment costs deduction registers
  • Review BAS reports and follow up GST queries
  • Research stamp duty, land tax and other indirect tax queries

Treasury

  • Open, close and maintain bank accounts, term deposits, KYC & AML/CTF and liaise with bank contacts as required
  • Monitor cash requirements
  • Maintain records and compliance on loan facilities, track interest payment and accruals and monitor swaps and hedging calculations

Policies and Procedures

  • Maintain documents related to real estate of KM Property Funds entities and reporting from investment entities.
  • Accounting policy and procedure documentation and update
  • Assist with monthly compliance sign off documentation, reconciliation of Custodian asset reports
