**About this role**:
As a Design Manager you will continue to push the boundaries of what is possible in design, always challenging the norm to create amazing buildings and spaces. You will take the lead of projects from a design process from vision, creation, documentation and delivery across Major Projects. You will work with the team and lead external consultants to create world class designs that stand the test of time. You will be comfortable leading others to successful outcomes, but will also be hands-on and able to work autonomously.

**Key Responsibilities**
- Preparation of key project documents including, but not limited to, project briefs, design guideline docs, concept & design briefs.
- To coordinate and review external design documents through the lifecycle of a project, from feasibility, through schematic design, design documentation, construction documentation and construction/delivery.
- To have a primary focus on Major Projects, but to be comfortable to step in as required to support the other divisions - Boutique, Mixed Use, BTR, Hotel, Hospitality, etc.
- To provide day-to-day management, engagement, and liaison of consultants on existing projects and future projects - including the preparation of request for fee proposals, scope of works, fee estimates, review fee proposals, recommendations, etc. ensuring the best outcomes for the business and the projects. This includes but not limited to architects, planners, landscape, interior design, and heritage (if applicable).
- To work with Marketing stakeholders on vision and creative to align with design.
- Management of any design-related external stakeholders acting as the key company representative on new and existing projects.
- To always enhance existing projects to be in line with the company's Design Pillars, project briefs and commercial targets.
- To review and drive the commercial planning of Major projects including but not limited to the interrogation and direction of architectural plans, key building services and consultant inputs.
- Assist as required to secure planning approvals and satisfaction of approval conditions, as they relate to design.
- Review floorplans and architectural designs (both internal and external) on potential and existing projects, looking for improvements, efficiencies, increased saleability, additional revenue, and the like.
- Liaise with Sales & Marketing teams, as well as Legal team, for projects that are preparing for launch, providing any information as requested.
- Manage any design change requests from purchasers through the customization process as applicable.
- Work closely with appointed builder by providing design management for relevant projects, ensuring that vision and concepts are delivered, and any issues are proactively managed.
- Assist new business/acquisition team in the assessment of potential sites and their development potential/yield - this would include review of planning controls (including LEP, DCP, ADG compliance) and high-level design concept work as required.
- Assist in the preparation of feasibilities for new opportunities by providing / preparing development summaries and project relevant numerical inputs.
- Assist new business/acquisition team in EOI's/offers/submissions by preparing vision and concept presentations.
- To be responsible for training and mentoring of design team members

**Skills and Experience**
- You will have proven significant experience within an Architecture or/and Development background, ideally working with at scale major projects.
- Relevant Architecture qualification.
- Leadership experience, mentoring and guiding your team to success.
- You will still be very hands on working on the project directly, not just leading through others.
- A sound understanding of local planning and relevant building controls and be able to prepare a feasibility drawing set which addresses these.
- Ability to build strong relationships both internally and externally.
- Strong problem-solving skills.
- Appreciation for brand and vision within the luxury design space
