The Property Analyst is an integral part of the Property Team. The key purpose of the role is to support the Property team (as well as from time-to-time the broader Private Markets team) with financial modelling, investment analytics, market research, and reporting as well as other asset management activities to enhance the performance of Rest's Property portfolio.
**Key Responsibilities Include**:
**Modelling and Investment Analysis**
- Assist with the maintenance and further development of the portfolio model including all of Rest's direct and indirect property investments
- Prepare forecasts, indicative valuations, monitor, analyze investment performance, undertake investment risk/return analysis
- Prepare internal investment models to establish indicative valuations and cashflow models to determine expected returns for direct property transactions
- Undertaking market research and contribute to the generation of investment themes and ideas
**Deal Origination**
- Management of due diligence process in relation to capital transactions
- Carry out detailed research regarding individual assets and investment opportunities being considered by Rest Investments
- Engage and work with external advisors during due diligence of new opportunities
**Research / Asset Management Activities**
- Undertake property market research into the various sectors and submarkets
- Assist with reviewing potential transaction parameters and structures to optimise the risk/return potential
- Assist with managing due diligence investigations
- Assist with monthly and quarterly reporting requirements
- Preparation of investment strategies for direct property investments
- Assist with reporting of performance date for MSCI
- Assist with documentation review and negotiation of key transaction framework
- Assist with management initiatives and performance monitoring of existing assets
- Provision and management of documentation for the Rest Investments information management system
From time to time, Analysts may be required to work on opportunities across other unlisted asset classes such as infrastructure, private equity or alternatives.

Qualifications:
- Professional qualifications commensurate with the role (such as a degree in Property, Commerce, Accounting, Law, Engineering, Economics, Finance, or other related fields)
- Advanced degrees or industry qualifications are highly regarded
Required experience, understanding or credentials including:
- 2-5 years of professional experience
- An analytical and problem-solving mind-set
- Inquisitive nature and self-driven to understand key data relationships
- A high level of numeracy and experience in cashflow modelling, feasibility studies or development of business plans
- Experience with investment evaluation including benchmarking critical value inputs
- Experience in undertaking research at both a macro level and at the specific asset level
