We're offering a unique opportunity to join QIC's Real Estate team as an Assistant Fund Manager - Core Plus Strategies on a 6-month parental leave contract.

Working closely with the Fund Manager, you'll play a key role in delivering risk-adjusted performance across a portfolio of Core Plus real estate assets. From financial modelling and performance analysis to capital management and investor reporting, this role offers a broad remit and the chance to work with senior stakeholders across QIC and the market.

**Key responsibilities**:

- **Performance Monitoring**: Track Product performance against budget, targets, and peers, and collaborate with various teams to ensure and drive strong risk-adjusted outperformance.
- **Financial Model Operation & Review**: Independently run (and review/interpret) financial models to identify key risks and opportunities, ensuring outcomes and recommendations are in the best interests of the Product.
- **Investment Decisions**:Conduct and review regular buy/sell/hold/develop decisions.
- **Client Communication**:Prepare and ensure the accuracy of key client communications, including investor presentations and reports.
- **Governance and Compliance**:Manager governance and compliance reporting, ensuring adherence to relevant Product agreement and policies.
- **Valuation Oversight**:Manage valuation and fair value recommendations for Product investments
- **Capital Management**:Manager the capital management strategy, including equity raising and debt management.
- **Investor Management**:Deliver on the needs and requirements of Product investors, including entry and exit of investors into and out of the Products.
- **Performance Analysis**:Benchmark and analyse Product and asset performance, setting key performance targets.
- **Retail Sales Monitoring**:Review and monitor retail sales trends, NOI trends, re-leasing spreads, arrears, occupancy costs, vacancies, and incentive levels.
- **Asset Strategy Reviews**:Undertake reviews of asset strategies and PCG reports to understand key risks and opportunities.
- **Representation**:Represent Products on various asset co-owner committees as required.

**About you**

You are a seasoned investment or asset management professional with **10+ years of experience**in real estate valuations or funds management, ideally with exposure to retail assets. You bring a strong commercial mindset, advanced financial acumen, and a deep understanding of market dynamics, valuation principles, and institutional investor expectations.

You're confident presenting to both **internal investment committees**and **external investors**, with the ability to distil complex data into clear, compelling insights. Your communication skills are matched by your ability to build trusted relationships across stakeholders, from consultants and co-owners to internal teams and senior executives.

**Essential**
- Degree in Property Economics, Economics, Commerce, Finance, or related qualifications in Funds Management and/or real estate.
- Knowledge of the property and funds management industry, including competitor funds and landscape.
- Good understanding of fundamental economic and real estate market drivers, with a particular focus on large, dominant retail town centre assets.
- Strong personal and time management skills.
- Strong relationship management and interpersonal skills.
- Good presentation and communication skills.
- Knowledge of real estate valuation principles.

**Preferred**:

- Experience in the property and funds management industry.
- Strong analytical and strategic thinking skills.
- Strong knowledge of institutional real estate investors and what they are looking for from a real estate product today.
- Advanced financial management and problem-solving skills.
