Position Overview

Eclipse Real Estate are seeking a highly motivated and experienced Property Manager to join our team. The successful candidate will be responsible for managing a portfolio of residential properties, ensuring they are well-maintained, tenanted, and compliant with South Australian regulations.

Key Responsibilities

Property Portfolio Management:

Manage a portfolio of residential properties, ensuring all properties are maintained to a high standard.

  • Tenant Relations:
  • Act as the main point of contact for tenants, addressing their enquiries and concerns promptly and professionally.
  • Lease Management:
  • Prepare and manage lease agreements, renewals, and terminations in accordance with South Australian legislation.
  • Inspections:
  • Conduct routine property inspections, prepare condition reports, and arrange necessary repairs or maintenance.
  • Financial Management:
  • Manage rental income, arrears, and outgoings. Provide regular financial reports to property owners.
  • Compliance:
  • Ensure properties meet all legal and safety standards, including smoke alarms, pool safety, and landlord insurance requirements.
  • Marketing and Leasing:
  • Advertise vacant properties, conduct open inspections, and screen potential tenants.
  • Owner Relations:
  • Maintain strong relationships with property owners, providing updates on property performance and addressing any concerns.

Key Skills and Experience

  • Minimum 2 years of experience in property management.
  • Current Property Management Registration in South Australia is essential.
  • Previous experience in a Leasing role, BDM (Business Development Manager) or management experience in Property Management is desirable.
  • In-depth knowledge of the Residential Tenancies Act 1995 (SA).
  • Critical thinking and attention to detail.
  • Excellent communication and client focused.
  • Proficiency in property management software (e.g., Property Me, Console, Tapi or similar).
  • Valid driver's license and reliable vehicle.
