About the role

Utopia Management is seeking an experienced Building Manager to join our dynamic team in Fortitude Valley, Queensland. As our Building Manager, you will be responsible for the day-to-day operations and maintenance of our state-of-the-art residential apartment complex. This full-time role is integral to ensuring the smooth running of our property and the satisfaction of our residents.

What you'll be doing

1. Overseeing the cleaning, security and general upkeep of the building and its common areas
2. Coordinating and supervising the work of external contractors and service providers
3. Responding to and resolving any issues or inquiries from residents in a timely and professional manner
4. Managing the building's maintenance schedule and budgets
5. Liaising with the owners' corporation and adhering to all relevant regulations and legislation
6. Assisting with the implementation of sustainability initiatives and energy-saving measures
7. Providing excellent customer service and fostering a positive community atmosphere

What we're looking for

1. Demonstrated experience in a similar building or facilities management role, preferably within the residential or commercial property sector
2. Minimum 3-5 years of building or facilities management experience required
3. Essential experience managing residential apartment buildings specifically required
4. Excellent communication and interpersonal skills, with the ability to liaise effectively with a diverse range of stakeholders
5. Strong organisational and time management skills, with the ability to multitask and prioritise effectively
6. Working knowledge of building maintenance, health and safety, and relevant legislation and regulations
7. Proficiency in using property management software and other relevant digital tools
8. A friendly, customer-focused approach and a genuine commitment to providing exceptional service
9. Australian work rights are required for this position
