About the role

You will turn market and project data into clear, investor ready documents. Your primary focus is drafting and owning prospectuses for Riverview Estate, supported by rigorous market research and pricing analysis. This role suits someone who genuinely loves property, follows the market closely, and enjoys translating complex information into plain English.

What you will do

  • Pull comparable sales evidence using Pricefinder, RP Data, CoreLogic, and local agent insights.
  • Compile raw sales data into accurate, analysis ready spreadsheets.
  • Monitor competitor projects and pricing strategies, then report actionable insights.
  • Track local supply and demand trends and produce concise summary reports.
  • Assist with feasibility studies, including costs, revenues, and simple sensitivity checks.
  • Collate contractor and civil works quotes, maintain version controlled records.
  • Draft initial pricing models for house and land packages, aligned to market positioning.
  • Maintain a log of assumptions, market conditions, and financial inputs for transparency.
  • Draft valuation style reports based on collated sales data for internal review.

Prospectus and technical writing focus

  • Lead the end to end creation of project prospectuses, including structure, narrative, data tables, and visuals.
  • Write clear sections such as project overview, location highlights, block details, pricing guidance, civil works and construction timelines, and key selling points.
  • Create a consistent style guide and reusable templates for future releases.
  • Interview internal stakeholders and external consultants to fill gaps, then fact check every claim.
  • Coordinate with designers and marketers to turn drafts into polished, branded documents ready for financiers, partners, and buyers.
  • Ensure version control, accurate citations of data sources, and inclusion of required disclaimers and assumptions.

What you will bring

  • Deep interest in Australian residential property, with a habit of tracking listings, sales, and planning news.
  • Experience in property research, valuation support, development analysis, or technical writing for property or finance.
  • Strong writing portfolio that shows long form documents, data storytelling, and clear layout of complex information.
  • High proficiency in Excel or Google Sheets, including lookups and basic models.
  • Working knowledge of Pricefinder, RP Data, and CoreLogic, or readiness to learn quickly.
  • Excellent document hygiene, version control, and attention to detail.
  • Clear written communication with an executive ready tone.

Nice to have

  • Exposure to residential land subdivision, house and land packaging, and DA processes.
  • Familiarity with financial modeling concepts, map inserts, and simple charts.
  • Basic understanding of compliance statements and standard property disclaimers.

Success in 90 days

  • A reliable comps database and competitor pricing tracker in place.
  • A living pricing model with documented assumptions, updated weekly.
  • A complete, branded prospectus for the next release, including a style guide and templates for repeat use.
