With 40+ years of experience in creating vibrant over-50s lifestyle communities, Living Gems is one of Australia's most respected developers in this space. We're now relaunching the brand with three exciting new resorts underway in Townsville, Rockhampton, and Moreton Bay — and we're looking for a Residential Site Manager to lead our Harris Crossing project.

(We're also hiring a Commercial Site Manager to start in September to deliver premium community facilities including the Country Club and Summer House.)

About the Role

Living Gems delivers high-quality homes within 12–16 weeks — so experience in high-volume, fast-paced environments is essential.

You'll manage:

  • A large-scale site with 500+ homes to be built over the next 4+ years
  • Up to 60 homes at different stages of construction
  • Contractors, labourers, and plant operators
  • Scheduling and coordination via Onsite Companion
  • Site set-up, framing, and through to handover — depending on your skills

Your focus: keep trades moving seamlessly from one house to the next by ensuring everyone is ready, scheduled, and productive.

What You'll Need
  • Trade qualification (carpentry preferred)
  • QBCC Supervisor Licence (essential)
  • Proven experience in production/volume residential construction
  • Strong people leadership, planning, and communication skills
  • OH&S knowledge and commitment to safety
  • Tech confidence (construction software)
  • A valid driver's licence
  • Proactive, hands-on approach — someone who leads from the front
