At Deloitte Real Estate, we advise clients through every stage of the property lifecycle – from strategy and market analysis, through feasibility and development, to investment and divestment. We are seeking an experienced and motivated Associate Director to join our growing Brisbane team. This is a unique opportunity to shape some of Queensland's most significant property and infrastructure projects while working alongside a team of industry leaders.
About the team
Our Real Estate Advisory practice sits within Deloitte's Infrastructure & Industrials group in Strategy, Risk & Transactions (SRT). SRT partners with government and private sector clients on complex, high-profile infrastructure and service delivery projects, from policy and strategy through to procurement and transaction close.
The Real Estate Advisory team is a national practice of multidisciplinary specialists with expertise in property valuation, property economics, development feasibility, transaction management, occupier advisory, planning, financing, and market research. Together, we deliver integrated, end-to-end solutions for complex real estate assignments, ensuring our clients have the insights they need to make informed decisions.
Based in Brisbane, you'll play a leading role in advising on projects for clients across Queensland and nationally, contributing to urban renewal, major infrastructure, precinct and single site localised projects that shape Australia's future.
What you'll be doing
As an Associate Director, you'll take a hands-on role in both project delivery and business development. You will:
Oversee the development of financial and economic models to support complex business cases
Conduct detailed development feasibility analysis and sensitivity testing
Deliver site analysis, portfolio reviews, highest and best use assessments, and options analysis
Provide strategic advice on master planning, urban renewal, and transit-oriented development
Undertake due diligence investigations and rezoning/repurposing studies
Partner with clients including government agencies, banks, listed companies, private businesses, developers, and investors
Work alongside specialist technical sub consultant disciplines including town planning, engineering, traffic planning, environment, heritage, quantity surveying etc
Mentor and lead junior team members while contributing to the team's growth objectives.

About you
You're an experienced property professional with a proven track record in real estate strategy, development, valuation, or advisory. You bring a commercial mindset, excellent analytical skills, and the ability to prepare professional reports and presentations.
We're looking for someone with:
Relevant experience in the property market
Strong background in market research, feasibility analysis, valuation, or strategic advisory
Advanced skills in property, development, valuation and financial modelling (integrated feasibility, hypothetical development, DCF)
The ability to apply strategic thinking to complex property challenges
Strong report writing, communication, and client engagement skills
A collaborative spirit and the ability to manage a multi-disciplinary team
Demonstrated client interface capability
A relevant tertiary qualification (e.g. property economics, real estate and development, valuation, or similar).
