Job Description

We're looking for a sharp, efficient Branch Processor to be the backbone of our loan pipeline. You'll partner directly with Loan Officers to prepare and guide mortgage files from application to close, ensuring a seamless and compliant experience for everyone involved.

As a Loan Fulfillment Specialist, you're the critical link between the client, the Loan Officer, and closing. Your primary duties include:

• File Ownership & Preparation: Compile all necessary financial and supporting data to create a complete and organized loan file.

• Order & Coordination: Proactively order all required supporting documentation, including appraisals, verifications of employment (VOEs), verifications of deposit (VODs), and other third-party services.

• Quality Control: Review loan applications for reasonableness, identify missing documentation, and communicate with the Loan Officer and borrower to secure outstanding items.

• Underwriting Liaison: Ensure files are 100% complete before submission to Underwriting. Once conditionally approved, swiftly obtain documentation needed to clear all conditions.

• Timeline Management: Prioritize your workflow to ensure all loans meet their scheduled closing dates and submit final approved files to the Closing Department.

• Communication Hub: Maintain timely, efficient, and courteous communication with Loan Officers, borrowers, title companies, appraisers, and all other internal and external partners.

• Compliance & Reporting: Prepare and send approval/denial letters (directing clients to the Loan Officer for clarifying questions) and accurately record status data for all loans processed (new, approved, cancelled, or denied).

What You'll Bring (Requirements):

• Experience: 1+ years of proven experience in mortgage loan processing or a related field.

• Product Knowledge: Solid understanding of conventional and government (FHA/VA) loan requirements.

• Regulatory Knowledge: Firm grasp of state and federal real estate lending regulations (you know how to keep us compliant).

• System Savvy: Solid working knowledge of loan processing software systems.
