General Manager – Boutique Apartment Hotels, Adelaide CBD

We are seeking an experienced, passionate, and hands-on General Manager to lead the operations of two boutique apartment hotels in the heart of Adelaide – Miller Apartments and Franklin Apartments.

Both properties are proudly South Australian owned and independently operated. This is a rare opportunity to take the reins of two highly rated properties with a strong reputation for service excellence and a positive team culture. We are looking for a commercially savvy and people-focused leader to continue that legacy.

About the Role

Reporting directly to the Owner, the General Manager oversees all operational and strategic functions across both properties. You'll lead a capable Executive Team, drive performance in guest satisfaction, revenue, and profitability, and bring innovation and energy to every aspect of the business.

This is a full-scope leadership role covering operations, financial management, sales strategy, capital works, and team culture.

Key Responsibilities

  • Lead daily operations across both Miller and Franklin Apartments
  • Ensure consistently exceptional guest experiences and maintain Top 10 TripAdvisor rankings
  • Mentor and manage a high-performing Executive Team
  • Drive strategic plans that grow revenue and optimise profitability
  • Oversee budgeting, CAPEX planning, and monthly performance reporting
  • Lead digital distribution, revenue management, and corporate sales initiatives
  • Manage property upgrades and refurbishment projects
  • Foster a culture of service excellence, accountability, and team engagement

What We're Looking For

  • Proven experience as a senior hotel leader ready to take the next step
  • A hands-on, approachable leadership style
  • Strong financial and commercial acumen
  • Experience in digital sales, revenue management, and P&L oversight
  • A track record of elevating guest satisfaction and team performance
  • A collaborative leader who inspires trust and leads by example
  • Previous experience with RMS, Duetto, Wageloch, MYOB and STR would be preferable
