**Ray White | Kiama** are seeking an experienced Property Manager / Team Leader to join our office and head up our highly regarded PM team in the role of
**Property Management Team Leader.**

This truly is a fantastic opportunity where you'll have full autonomy over your role. You will have the support of senior office members to help advise, guide and mentor your team in the way you see most efficient and effective to provide superior service.

**Your duties will include**:

- Managing all areas of the PM department;
- Delivering exceptional customer service;
- Managing a small portfolio;
- Implementing and maintaining robust policy and procedure;
- Team management including monitoring key performance indicators and expectations;
- Training and development of the entire PM team;
- Strategic business planning;
- Conducting regular team meetings;
- Staying across trust accounting and invoicing for mid/end of month;
- Reporting directly to the owners;
- Attending and advising on tribunal (NCAT); and
- Negotiating and understanding the long term consequences of daily PM decisions.

**To succeed in this role you'll have...**
- Experience as Head of Department and/or three or more years experience as a senior property manager;
- Experience within the Commercial real estate is highly desired;
- A real estate licence;
- Experience with PropertyMe or similar;
- Proficiency in trust accounting;
- Excellent people skills and the ability to motivate and inspire team members;
- A strong understanding of legislation and best practice;
- Experience and a desire to develop systems and processes to contribute to team success;
- The ability to lead a team;
- Strong conflict resolution skills;
- Exceptional customer service skills;
- Excellent communication skills;
- High levels of professionalism;
- The ability to manage and prioritise your time; and
- Intermediate computer and digital literacy on a range of PM software platforms.
