**Our Client**

Our client is an Australian licensed property enterprise, member of the REIV (Real Estate Institute of Victoria), established in 2016 and has since then grown to become one of the most trusted and well-respected agencies in the area. They have a team of experienced and knowledgeable agents who are committed to delivering exceptional results to their clients. The company manages a diverse portfolio of properties, with approximately half located in Melbourne CBD, some situated in the southeast suburbs, and a few in the western region. The majority of these properties comprise apartments and townhouses, providing a range of attractive options for tenants seeking high-quality accommodation in these areas.

**Key Responsibilities**
- Monitor and ensure the portfolio is managed to the highest standards by providing a level of service which both landlords and tenants are satisfied with.
- Liaise with Tenants and Landlords in a professional manner to answer any queries or issues regarding their property they may have. Ensure that rental payments are up to date and accurate, that Landlords and Tenants remain informed of the status of their property and any issues, reports and changes in circumstance.
- Managing tenancy renewals under time constraints and increase rents where possible
- Issuing and following up on property maintenance work orders
- Issuing of breach notices and other notices as required
- Managing end of tenancy processes and bond refunds
- Maintaining records of income, expenses, signed leases, complaints, maintenance, etc.
- Ensure all maintenance issues are resolved in a timely manner by liaising with Tenants, Landlords and Contractors. Confirm and approve urgent and over Landlord limit maintenance requests and follow up insurance details as required
- Other duties (routine inspections) as may be required from time to time

**Critical skills to the role**
- VIC Agents Representative Certificate (essential)
- A valid driver's license and reliable transport (essential)
- Previous Real Estate experience is preferred
- Working knowledge of industry standards and regulations
- Experience in VCAT and landlord insurance process
- Well-informed individual who displays sound judgment and attention to detail.
- Customer service for positive interactions with property owners and tenants.
- Excellence in interpersonal and communication skills.
- Possess fluent English and Mandarin communication skills;
