A subsidiary of MassMutual, Barings maintains a strong global presence with business and investment professionals located across North America, Europe, and Asia Pacific. **Job Summary** The role of the Construction Quality Manager is dedicated to ensuring the delivery of a high-quality residential Build to Rent project. They understand the long-term ownership structure and the importance of a high-quality building to avoid future defects, high operating costs and tenant complaints. With years of experience in the field, this individual possesses a deep understanding of high-quality building practices, an intimate knowledge of high-risk construction details and milestones, knowledge of applicable industry standards and has a history of implementing best in class quality control procedures. The Construction Quality Manager will take ownership of and build upon the current Quality framework in place to ensure the delivery of a high-quality project. They will work collaboratively in conjunction with the Development Manager, external Project Manager/Superintendent, selected consultants and Head Contractor to implement the Quality Framework collaboratively throughout the construction period through site inspections, documentation reviews, planning for workshops, ensuring quality workmanship through to defect liability periods, appointment of specialist quality consultants and other means as they deemed necessary. They will identify non-conformity and highlight any issues that may require rectification or attention from the contractor on an ongoing basis developing a culture based on greater quality. **Primary Responsibilities** - Developing the Planning for Quality framework and implement throughout the construction phases. - Examining design documentation and high-risk construction details to ensure optimal quality practices capturing life cycles of the products and materials. - Providing quality control advice and conduct reviews with the project team and stakeholders. - Identifying suitable inspection and test points throughout the construction process and implement. - Schedule quality workshops with the Head Contractor and project team. - Conducting daily site inspections during the construction phases. - Evaluating compliance with relevant Australian Standards and Building Codes for specific details. - Keep a focus on safety during quality inspections when on site and elevate/ report any concerns accordingly. - Scrutinising manufacturers' installation guides, consultant specifications and designs to ensure accurate installation and uphold product warranties and guarantees. - Appointing specialist quality consultants as needed. E.g., waterproof consultant. - Review Head Contractor QA process. - Ensure Head Contractor is implementing their QA processes, ensure their accountability and commitments to driving quality outcomes and practices. - Generating comprehensive inspection reports. - Monthly reporting. **Qualifications** - Diploma or Higher Certificate in Building Construction or relevant disciplines. - In-depth experience and knowledge of the Building Regulations. - Experience delivering large scale residential, hotel or student accommodation projects for a contractor and/or a developer. - Create a culture of quality, while fostering a collaborative proactive review process with Project management, builder & consultants. - Minimum 15 years of relevant project experience with "gravitas" only generated by real world experience. - Experience implementing Quality procedures. - Understanding key quality risk items. - Intimate knowledge of key construction details and processes. - Team player, promoting open and frank discussions with project teams.
