Our opportunity

We have an exciting opportunity for a Asset Manager to join our Melbourne Team. You will implement, manage and deliver the asset strategy to ensure your Property(s) achieve core deliverables aligned to the Portfolio and Fund Strategy.

This is a 12 Month Fixed Term Full Time Contract

**Your responsibilities are but are not limited to**:
Accountability for and ensure achievement of the asset strategy including financial performance
Assist the Portfolio Manager with the acquisition and disposal of O&I assets and creation of the 10 year Asset Plan for each of your property(s)
Prepare the 5 year strategic budget plan for each of your property(s) in conjunction with the Portfolio Manager
Develop in consultation with the Portfolio Manager tenant retention strategies which aim to meet or exceed MPT’s historic average retention rate and reflect your detailed understanding of our tenant’s business requirements
Be the main point of contact for new tenants, ensuring a smooth transition from initial HOA to final occupation
Undertake the day to day operations off your property(s) in accordance with the property management agreement(s) for MPT, co-owners & capital partners
Involvement as required in procurement pretender selection
Review all service scoping for major maintenance contracts prior to tender along with facilities team.
Provide a recommendation to the Portfolio Manager which reflects the outcomes of the tender process
Optimise the profitability of your property(s) through identification of business initiatives and efficiencies
Implement key lease terms, including rent reviews, lease options, rent abatements, rights of refusal, service abatements and other key commercial terms
Actively use and report required changes to the Quality Management System,
Work with the Portfolio Manager to build relationships with key market experts to ensure a full understanding of the investment metrics
Provide timely & accurate reporting to the Portfolio Manager
Work with the FM team to ensure a full understanding of the approved capital expenditure at your property(s) to achieve targets
Work effectively with the appointed leasing agents including the organisation of monthly leasing meetings
Ensure compliance with legislation such as Trade Practices Act, State legislative requirements, Occupation Health and Safety,

Your point of difference

Moderate experience in the Property Industry, with preference for Property Management specific experience
Understanding of Capital Markets, Property Trusts and previous exposure to an Institutional Owner
Demonstrate a proven track record in major lease negotiations and market rent reviews
Extensive knowledge and experience in the preparation of property income and expenditure budgets on an “accrual basis” and detailed asset plans.
