At QIC Global Real Estate, we manage direct property investments with a clear focus on delivering positive income and capital returns for our clients, tailored to the risk tolerance of a core property portfolio. We are seeking a **Portfolio Operations Manager**to join our **Melbourne**team on a **Full Time Permanent**basis and play a crucial role in driving operational excellence across our business.

You will play a pivotal role in our operations business, which prioritises solutions and be a key influencer in identifying and recommending strategic cost initiatives. Travelling across our seven retail assets in Victoria, you will lead by example and ensure the Portfolio Operations team upholds QIC’s standards of excellence.

**Key Responsibilities**:

- Support the planning and execution of annual operations plans, lifecycle maintenance programs, and monitor budgets to ensure cost efficiency and alignment with business objectives.
- Identify and support capital planning and delivery in line with business objectives.
- Manage national service contracts in line with procurement policy and oversee project timelines using effective tracking tools.
- Identify and drive sustainability initiatives, including energy and waste reduction, solar projects, and recycling programs.
- Provide operational support and insights to internal teams and external stakeholders, including due diligence for acquisitions and input into design and development planning.
- Partner and influence with varying internal and external stakeholders, including QIC Real Estate Investment team, Shopping Centre Management team, Development, Finance, Retailers, Contractors and our Joint Venture (JV) Partners.

Ensure compliance with company policies, legislative requirements, and champion continuous improvement across all areas.

**About You**
- Previous experience as a National, Portfolio Operations or Operations Manager.
- Highly self-sufficient, able to take initiative and operate independently while driving outcomes across a dynamic portfolio.
- Strong numeracy skills and financial analytics.
- Strong communication skills - both written and verbal.
- Strong indirect leaderships skills with the ability to heavily influence and build relationships with internal and external stakeholders.
- Willingness to embrace innovative thought and be confident in undertaking changes that drive best outcomes and cost efficiencies.
- Exceptional project management skills, with the ability to remain flexible and adaptable in a changing environment.
