Chevron Australia Downstream has a vacancy for a **Retail Development Lead.**
**Key responsibilities include, but not limited to**:
Responsible for the analysis, coordination and execution of all new business acquisitions for Chevron Australia Downstream for COCO and Investor trade classes consistent with strategic network plan and business plan objectives. Works closely with the Sales and Asset Optimization teams.
- Drives new site acquisition pipeline for COCO. Creates and manages developer relationships for alignment with the strategic network plan.
- Leads negotiations, creates business case, economic analysis, oversee contracts, seeks internal approvals and completes transactions on NTI and NTC retail locations for COCO.
- Liaison with VCO to ensure strategic alignment with SNP.
- Perform economic analysis (financial modeling, ROR, NPV and NOI projection) and create the business case for the COCO acquisition. Collaborate with Corporate Finance, COCO Ops, AO, Sales Support.
- SME in negotiations, Strategic Network Planning, retail contracts and property instruments as it pertains to the business.
- Establishes priorities, coordinates with AO Manager and assists Associate Specialist, Property on AO team for acquisitions and renewals/retention.
- Facilitation of introduction and handover to Associate Specialist, Property for lease negotiations and deal assistance.
Assists in driving growth in the RORO, Marketer trade classes through both acquisitions and branding.
- Responsible for the New Business Acquisition and Retention processes from site identification to opening. Focuses on maximizing the NOI on all deals and updates RORO and Marketer Acquisition and Retention processes as necessary.
- Assist NBAS’s as required with deal structure, negotiations, frames contractual obligations, creates business case, aligns strategic imperatives, drives best value across the RORO, Marketer and COCO trade classes.
- Proactively seeks retention and growth opportunities. Work to understand the boundaries on contractual obligations and test new concepts.
- Assist in performing economic analysis (financial modeling, ROR, NPV and NOI projection) and create the business case for the RORO and Marketer branding opportunities. Collaborate with SNP, Corporate Finance, Business Development and VCO on financial modeling and assumptions.
- Collaborates with Legal, Credit, Treasury to ensure all RORO acquisitions and retentions meet Chevron requirements and all federal/state/local laws, including all disclosure laws. Leads reviews with each group to improve process efficiency and decrease any risk potential.
- Assists in preparation of and obtains all approvals necessary for acquisitions and retentions. Approvals include management, VCO, credit, legal, security, logistics and any others deemed required.
- Ensures all legal documents are prepared, signed and filed as required by law and Chevron. Documents include supply contracts, Purchase Options /Right of First Refusals, disclosures documents, etc.
- Works jointly with SNP for approvals / branding of all new RORO retailer and Marketer sites
- Ensures TOCA levels are met for all deal components
- Analyzes Chevron packages versus competition and recommends changes to Chevron incentives as required by market place.
Responsible for overseeing the execution of all trade class optimization actions (Divestments, Abandonments, Governmental property takings, condemnations and eminent domain) and the divestment of surplus properties consistent with strategic network plan and business plan objectives.
- Manages the Property Divestment process from negotiations to escrow closing. Drives process improvements by increasing efficiency and cost reduction. Focused on maximizing the realized value on all sales. Ensures all sales transactions are compliant with our property transfer process.
- Ensures all contracts (Asset Sale Agreement, Supply, Purchase Options and Rights of First Refusals) correctly reflect the business intent and deal points. Test against competitive landscape to ensure deals align with market conditions.
- Manages the bid and approval processes on all divestments. Analyzes proposals and performs economic analysis (NOI, ROCE). Works closely with COCO, AO and Retail to identify divestment sites and potential buyers.
**Knowledge, skills, and experience**:
- Strong understanding of RORO deal structure and market conditions
- Experience working with property developers, site selection understanding and ability to close a deal
- Negotiation skills
