**Your Opportunity**

Our Portfolio Manager ensures that the day-to-day aspects of Luxottica’s property portfolio are in order and completed on time and within approval. This role will be reporting to our Real Estate Director and is responsible for the negotiation of new and existing leases with Luxottica’s Landlords, and/or their agents for the portfolio of properties allocated. The role has primary ownership for that part of the retail network, network planning, and compiling capital proposals for the upgrade or refurbishment of retail stores within the allocated area.

**Requirements for Success**
- Identify & negotiate for new and existing locations in line with the business direction and the network plan.
- Undertake feasibility analysis for the new stores, liaising with the business to ensure financial viability of the proposal. Complete the submission to Luxottica Board for approval and prepare submissions for Corporate Real Estate approval in HQ.
- Liaison with Lease Admin and Finance Admin to ensure payments are processed and updated accurately in the SAP Property system
- Ensure leases are renewed on time and to budget (at minimum) and to minimise the exposure to the business by having leases on holdover.
- Liaison with Legal/Lease Admin to ensure documentation/payments are submitted and executed on time to ensure store open dates are met
- Preparation of all feasibility reports and fixed asset reviews
- Ensure that at all times the company has excellent working relationships with its Landlords and contractors, including attending on occasions any senior meetings to conclude any outstanding matters
- Negotiate directly for renewal of leases, taking into account possibility of expansion/reduction of store, relocation, closure, etc. in consultation with the business.

**Skills & Experience**
- Must ideally possess a tertiary degree/diploma inPproperty
- Established relationships with retailers and landlords.
- Expertise in Lease Administration and Retail Tenancy Act
- Ability to manage and provide recommendations to the broader business on feasibility analysis
- Ability to manage at both strategic and tactical levels within a rapidly changing environment
- Excellent report writing and communication skills
- Ability to travel interstate/overseas frequently
