This is a wonderful opportunity for a friendly, professional and customer service focused individual to join the
**LNL Property Service** team as an
**Assistant**
**Building Manager.**

In this role, you will be responsible for the management and upkeep of our clients residential sites, acting as an intermediary between residents, owners, strata and property management.

We are seeking an enthusiastic, motivated and friendly individual who enjoys servicing clients needs and delivering first class customer experiences. You will be proactive, have the ability to take initiative and is eager and willing to learn.

**Your duties will include**:

- Maintaining a high level of customer service and rapport with residents, owners, strata agents and property management.
- Manage day-to-day issues raised by residents and arrange maintenance where necessary;
- Conduct weekly maintenance inspections of the common property;
- Monitor and track maintenance and warranties;
- Identify and report incidents or matters that are hazardous or dangerous;
- Collate and manage building documentation, record building defects and report any non-compliance issues to the strata managing agent;
- Establish house rules and provide education materials;
- Ensure Work Health Safety (WHS) policies and procedures are met and maintained by all stakeholders and service contractors;
- Obtain quotations and negotiate service contracts for the provision services;
- Supervise and record service providers’ performance ensuring work orders are completed safely, efficiently and in accordance with the scope;
- Identify areas of high-energy consumption and make recommendations to reduce costs;
- Emergency repairs management and after-hours phone support;
- Attend Annual General Meetings (AGM) and Strata Committee Meeting's (SCM) and provide monthly building reports and service and maintenance updates; and
- Assist in the determination of annual budgets based on the executive committee’s goals and requirements.

**To succeed in this role you'll have...**
- Previous client relationship or customer service experience;
- Experience in building management is advantageous, however not essential;
- Exceptional customer service skills;
- Strong attention to detail;
- Fantastic time management skills;
- Excellent communication skills;
- The ability to organise and prioritise tasks;
- High levels of professionalism;
- A proven ability to build relationships and develop rapport quickly;
- Ability to work both autonomously and in a team environment;

- The ability to work flexible hours and attend call outs when required.
