**Position Overview**: As a Property Manager at Little Zak's Academy, you will be responsible for effectively managing a diverse property portfolio, ensuring compliance with all property regulations, maintaining trade relationships, overseeing asset management, and specifically focusing on Annual fire safety, Buses maintenance, Regos, Maintenance schedules, and major works happening in the center. Your role will involve close collaboration with landlords, tenants, and trades, playing a pivotal role in property maintenance and landlord communications.

**Key Responsibilities**:

- **Management of a Portfolio**: Effectively manage a diverse property portfolio, including overseeing Annual fire safety, Buses maintenance, Regos, Maintenance schedules, and major works, ensuring all properties are well-maintained.
- **Execution of Property Compliance Requirements**: Ensure all properties meet regulatory and compliance standards, including fire safety regulations, and take necessary actions to rectify any issues promptly.
- **Managing Trade Work**: Oversee trade contractors and service providers, ensuring timely and cost-effective solutions for property maintenance and major works.
- **Centre Asset Management**: Manage assets within the portfolio, including vehicles, and ensure their optimal performance during major works and maintenance.
- **Liaising with Stakeholders**: Establish and maintain effective communication with landlords, tenants, trade partners, and internal staff to address their needs and concerns, especially related to maintenance schedules and major works.
- **Organizing Maintenance**: Coordinate and schedule maintenance, including major works, for properties as required, ensuring mínimal disruption to tenants.
- **Landlord Communications**: Act as the primary point of contact for landlords, providing regular updates on property performance, maintenance schedules, and major works, and addressing their inquiries.
- **Routine Inspections**: Conduct routine inspections of properties, including those undergoing major work, documenting findings, and taking necessary actions to address any issues.

**Key Requirements**:

- **Property Management Knowledge**: Deep understanding of property management principles, including compliance with regulations, maintenance best practices, and asset management. Knowledge of fire safety regulations and maintenance scheduling is essential.
- **Communication Skills**: Strong verbal and written communication skills for effective interaction with landlords, tenants, trade contractors, and internal staff. Ability to convey complex property information clearly and concisely.
- **Problem-Solving**: Ability to identify and resolve issues, especially in the context of property maintenance and major works.
- **Attention to Detail**: Keen eye for detail to ensure nothing is overlooked in property operations.
- **Adaptability**: Ability to respond to evolving regulations, tenant needs, and unforeseen property issues.
- **Financial Management**: Understanding of property budgets, expense tracking, and financial reporting.
- **Stakeholder Relationship Management**: Building and maintaining positive relationships with stakeholders.
- **Time Management**: Effective time management skills for coordinating property operations while minimizing disruption.
