**Residential Property Manager - Fulltime/.08FTE**

Waterman Property is a unique business offering Vendor Advocacy, Buyer Agency, Property Clearances and Property Management services.

Due to growth, we are seeking a passionate **Property Manager who is a team player with a positive attitude to join our awesome team.**

Based at our Gilbert Street, CBD office, you will take the lead managing your portfolio of residential clients across all facets of property management in this role. Given the nature of the real estate industry and noting that we are a small team, the successful person must be able to demonstrate a flexible approach to their work to ensure they and the business thrives.

The key responsibility of this role is to manage the total residential leasing process which will include, but is not limited to:

- main point of contact for a portfolio of properties and clients
- performing inspections - opens/ingoing/routine/outgoing
- coordinating maintenance and repairs of properties
- liaising with contractors, owners and tenants
- ensuring legislative compliance related to documentation and processes, eg leases/agreements, rent reviews, breaches and terminations, bonds
- tenancy selection and onboarding
- maintaining accurate client/property records within the document management system

In order to be considered for the role you will need to have the following:

- must hold a valid SA Property Management License
- minimum of 2 years’ Property Management experience
- strong comprehension of and proven experience driving legislative compliance
- exceptional customer service delivered through remarkable time management and organisational skills
- notable attention to detail and an unwavering ability to problem solve under pressure
- proven ability to work autonomously with limited direction, whilst maintaining team cohesiveness
- good personal presentation with strong written and verbal communication skills
- solid computer literacy with experience with Property Management software (eg PropertyMe, Eagle, RP data, REI forms, DocuSign, etc) and Microsoft Office
- stable work history and strong work ethic
- current, clean Police check; the right to work in Australia and a drivers licence.

Previous experience along with strong communication and organisational skills are essential.
