With a growing portfolio of properties, we are seeking a Junior Property Manager to handle out-of-office tasks and provide essential support to our Senior Property Manager.
**Role Overview**
The Junior Property Manager will focus on field-based tasks, supporting the management of our growing property portfolio. The role involves routine inspections, entry and exit inspections, and leasing open homes, as well as assisting with maintenance follow-ups and ensuring high-quality service delivery. This position offers an opportunity to grow within the property management industry while receiving guidance and mentorship from experienced team members.
**Key Responsibilities**
**Inspections**:
- Conduct routine property inspections every 4 months, ensuring properties meet required standards.
- Perform entry and exit inspections, documenting property conditions with detailed reports and photos.
- Inspect completed maintenance tasks to verify quality and ensure tenant/owner satisfaction.
**Leasing**:
- Conduct leasing open homes for vacant properties and answer prospective tenant inquiries on-site.
**Maintenance Support**:
- Assist with inspecting reported maintenance issues and ensuring completed jobs meet expectations.
- Communicate with tradespeople and tenants when necessary to coordinate inspections or resolve minor issues.
**Administrative Tasks**:
- Upload photos and reports into property management software following inspections.
- Draft basic inspection summaries and maintenance updates for review by the Senior Property Manager.
- Assist with organizing and managing time-sensitive tasks related to leasing and inspections.
**Key Skills and Competencies**
- Excellent attention to detail and strong organizational skills.
- Confident interpersonal and communication skills, with the ability to work professionally with tenants, landlords, and tradespeople.
- Ability to work independently and manage time effectively.
- Basic proficiency in property management software (training will be provided).
- Knowledge of leasing and property maintenance processes is an advantage.
- A proactive, solutions-focused attitude with a willingness to learn.
**Requirements**:
- Current driver’s license and access to a reliable vehicle (travel reimbursement)
- Previous experience in property management, leasing, or real estate (preferred but not required).
- Ability to work 3 days per week (approx. 18-20 hours), including occasional Saturdays for open homes.
- Valid QLD real estate registration certificate or willingness to obtain one.
**Remuneration**
- Hourly Rate: $25-$30/hour (based on experience).
- Superannuation: 11%.
- Travel reimbursement provided for work-related travel.
