Unique opportunity to join rapidly growing values-based retail chain in this newly created role of General Manager - Real Estate & Property Management. Located in either Melbourne (Brunswick) OR Sydney CBD. Commercial real estate experience is essential.

Reporting to the Managing Director, the role of General Manager - Real Estate & Property Management will lead the governance and management of all real estate and property matters. Guided by the Store Growth Strategy, they manage the real estate cycle from market evaluation, site identification, lease negotiation including lease renewals stakeholder management, advisory services, and data management of site information.

Your key responsibilities will include;
- Leads lease negotiation, lease extensions, options and renewals.
- Prepares business cases and IRR to present for approval.
- Manages any landlord lease disputes.
- Works with agents or developers to identify site options.
- Develops and maintains relationships with government, landowners, community stakeholders and other relevant external organisations.
- Works with landlords and developers to identify future development properties.
- Leads land access, land management and regulatory approval processes for operating assets.
- Leads all construction works including permitting, floor plan and construction/fitout requirements development process.
- Manages capital expenditure for Leasehold Improvements and Fixtures, Fittings & Equipment.
- Leads the data solutions for the management of land, contract and stakeholder information to assist in delivering commercial efficiencies using multiple data sources to inform property decisions.
- Determines requirements for outsourced land service operations and specialist advice in conjunction with operating teams.
- Provides reporting as required for land management, including management plans and due diligence.
- Leads the preparation of annual budgets and reports in relation to property including budget forecasts and deliver commercial efficiencies relating to all properties.
- Owns the Real-Estate strategy for company-wide strategic plans.

To be successful in this role you will have extensive commercial real estate experience (in a shopping centre, retail or hospitality environment), possess senior leadership experience, have highly developed communication, presentation and reporting and negotiating skills. Tertiary qualifications in real-estate, business, finance or related field preferred.
