**What this opportunity involves**:
The Retail Assistant Operations Manager will assist the Operations Manager to oversee and manage the day-to-day activity of the asset.

Based in Sydney's inner-city pocket, Ashfield Mall. You will deliver operational excellence through providing superior client service, building occupier engagement, contributing to the growth of JLL, and meeting financial targets, whilst also enhancing your professional and personal skills.

**Responsibilities Include**:
Assist in the management of internal compliance procedures implemented and adhered to NSW Regulatory Compliance and JLL policies & procedures.
Assist the Senior Operations Manager in accountability for complying with company WH&S policies and for the implementation of the safety management systems.
Establishing quality standards for the facility aimed at meeting or exceeding customer & retailer expectations.
Coaching team members on a one-on-one approach to facilitate their performance improvement and personal growth.
Assist the Senior Operations Manager in producing an annual budget and gaining approvals.
Assist the Senior Operations Manager in providing a detailed 10-year Capex program that validates the annual program and informs owners of long-range funding requirements.
Assist in the development and implementation of a strategy to minimise customer and retailer disruption during the development phases.
Monitoring on-site fit-outs on a daily basis.
Provide a safe workplace for all team members, customers and visitors by regularly reviewing the workplace for hazards.
Coordination, control and compliance with all contracts/ service agreements and supervision of onsite contractors.
Environmental Management.
Management of Essential Services.
Assist the Senior Operations Manager in completing all Operational Matters within the Monthly Management Report.

**The experience we are seeking**:
Demonstrated experience with regulatory compliance in WHS and retail /commercial property.
Demonstrated experience working with risk management methodologies.
A high level of experience working with stakeholder relationships and communications to varied audiences. A team player with communication and influencing skills.
Experience leading, managing & developing teams.
Fiancilals inc managing budgets & reporting.
Demonstrated experience with capital expenditure.
Understanding expectations of tenancy delivery.
managing occupational health & safety.
Excellent time management and the ability to work to deadlines are essential.
Well-organised, self-starter who can manage a range of competing priorities and projects.
Can resolve complex/technical issues in a practical manner, with the ability to work independently and make decisions.
Demonstrated strong initiative to ensure that ongoing changes affecting facilities management are anticipated and effectively managed.

**Professional presentation skills**: engages an audience, creates interest and excitement, simplifies potentially complex items and makes them simple to enable effective understanding and learning of the information and message for all.

**Sounds like you, what we are looking for**:
A qualification or extensive experience in any of the following areas will be considered.
Property facilities assistance/management including exposure to managing regulatory requirements.
Experience in managing contractors on-site and meeting appropriate standards, or a trade background will be regarded.
Work Health & Safety (WH&S) and environmental management requirements.
