Reporting to the Property Manager, Suburban Shopping Centres the Operations Manager will manage the operational, environmental and safety aspects of the Hawaiian assets, to best industry practice, in line with legislative requirements and agreed business plans on a full time permanent basis.

Your role duties will include, but are not limited to the following;
- Ensure the effective delivery of the properties within the portfolio from an operational, presentation & efficiency perspective.
- Maintain clear and ongoing communication with the Property Manager and asset team.
- Develop and maintain effective customer, tenant and contractor relationships in line with Hawaiian’s Customer Service Philosophies.
- Assist Tenancy Fit-out Manager in the delivery of the tenant de-fits and fit-outs.
- Ensure the effective operation of all engineering, environmental and property functions.
- Ensure the presentation of the portfolio properties is always of the highest quality.
- Ensure the effective management of all repair and maintenance activities.
- Ensure all works carried out on-site comply with all statutory authorities/regulations.
- Attend to after-hours call-out/problems in a timely and cost-effective manner.
- Meet the monthly Business Hygiene requirements.
- Work in conjunction with the Tenancy Fit-out Manager on tenant and landlord works including making recommendations on building services as required.
- Ensure the tenant / landlord electricity, water and gas meter details are up to date in monthly billing and consumption reports.

Qualification Requirements
- Minimum of three (3) years’ experience in retail facilities management.
- Trade Certificate preferable or mechanical / operational “hands-on” experience at a minimum.
- Knowledge of mechanical services and electrical required.
- Knowledge of building management systems including controlling lighting, security, air
- conditioning required.
- Demonstrated knowledge and experience in NABERS and sustainability.
- Strong Microsoft Office experience and ability to quickly learn new systems with training.
- Valid Driver’s License and vehicle essential.

- Demonstrated initiative with the ability to exercise judgment and resolve issues independently
- Ability to effectively prioritise and manage multiple deadlines whilst delivering accurate and quality work.
