Service Technician Job Description

At our organization, we are seeking a skilled Service Technician to join our team. As a Service Technician, you will be responsible for providing top-notch maintenance services to ensure the comfort and safety of our residents.

  • Complete assigned work orders generated from requests for service, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making the repairs in accordance with established policies, procedures, safety standards, and code requirements.

Key Responsibilities:

  • Prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Access and obtain materials, supplies, equipment, tools, and other items from the property's maintenance shop by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
  • Accurately document and complete paperwork in a timely fashion so that service requests can be appropriately documented and tracked.
  • Assist in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Periodically inspect work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required.
  • Comply with company safety and risk-management policies by attending and participating in routine safety meetings, completing required safety training, and reporting accidents and incidents promptly and accurately.
  • Demonstrate exceptional customer service skills by treating others with respect, answering questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.
  • Conduct routine and periodic inspections to identify safety and risk management concerns, maintain the property in good repair, and communicate concerns about the physical needs of the property to management.
  • Ability to work on an on-call basis, including weekends and nights.
Required Skills and Qualifications
  • Service or Maintenance technician experience (multifamily industry)
  • Knowledge of plumbing, HVAC, electrical, and carpentry
  • CPO certification - if required in the state and location applied (Desired)
  • HVAC Certification
  • High School Diploma or equivalent
  • Valid drivers license and dependable transportation
