About the Role

Essence Communities is seeking an experienced Senior Operations Director to lead our Build-to-Rent (BTR) portfolio teams across Australia and New Zealand.

Job Overview

This is a key leadership opportunity in the BTR market, with 5 operational assets, 3 opening in 2025, and a strong growth pipeline through to 2027. The ideal candidate will have a proven track record of delivering operational excellence, fostering strong stakeholder engagement, and building high-performing teams.

Responsibilities
  • Lead on all operational matters, including stabilised assets and new project mobilisations.
  • Foster strong and trusting relationships with key stakeholders.
  • Build high-performing teams through recruitment, onboarding, succession planning, and ongoing training.
  • Champion the overall strategy and management of residential experience across BTR assets.
  • Oversee all property operations budgets with strong financial acumen.
What You Will Bring
  • Depth of operational experience in any property sector, including Retail, Commercial, Hospitality, BTR, and Student Accommodation.
  • A history of delivering operational excellence and high-level operational expertise in a previous role.
  • Strong relationship and key stakeholder management skills.
  • Demonstrated leadership capability and passion for delivering excellence.
  • Ability to work across multiple projects and teams in various locations.
  • Excellent communication skills and high level of problem-solving, decision-making, and accountability.
Salary and Benefits

We offer a highly competitive salary range of $120,000 - $180,000 AUD per annum, depending on experience, plus a generous benefits package, including access to Insider Rates at Essence Hotels and Apartments, flu vaccinations, and a referral bonus up to $1,000 AUD/NZD.
