Job Description:

As a Property Manager, you will be responsible for managing a portfolio of 140 properties. Your key responsibilities will include

  • Portfolio Management: Oversee the day-to-day management of your assigned properties, ensuring timely and effective communication with clients and stakeholders.
  • No Trust Accounting or Invoicing: Manage financial transactions and ensure accurate record-keeping without the need for trust accounting or invoicing.
  • Process and Follow Up Maintenance Orders: Efficiently manage maintenance orders, ensuring prompt resolution and minimizing downtime.
  • Prepare CMA's for Lease Renewals: Conduct thorough Comparative Market Analyses (CMAs) to inform lease renewal negotiations and maximize rental income.
  • Issue Leases: Prepare and issue leases in accordance with relevant laws and regulations.
  • Manage Arrears: Proactively identify and address any arrears or outstanding payments, working closely with clients and stakeholders to resolve disputes.
  • Conduct Exit Reports: Ensure seamless handovers of properties, preparing comprehensive exit reports to document the condition and history of each property.
Required Skills and Qualifications:

To succeed in this role, you will require

  • Minimum 1 Year Experience in Property Management: A proven track record of success in property management is essential for this position.
  • Current QLD Certificate of Registration: Hold a current registration with the Queensland Real Estate Authority.
  • A Current Driver's License: Possess a valid driver's license to facilitate property inspections and other tasks.
  • An Excellent Problem Solver: Demonstrate strong analytical and problem-solving skills to effectively manage complex issues and challenges.
  • The Ability to Work from Home and Autonomously Without Supervision: Be able to work independently, leveraging technology and systems to manage your workload efficiently.
  • Hard-Working and Honest Work Ethic: Uphold a strong work ethic, demonstrating integrity and a commitment to delivering exceptional results.
  • Trustworthy and Reliable: Establish trust with clients and stakeholders, providing consistent and reliable service.
