Senior Property Manager Position

This is an exciting role for a seasoned property management professional to lead a dedicated team in the seamless management of a hybrid portfolio. As Senior Property Manager, you will foster strong tenant relationships and maximize asset performance.

The ideal candidate will have a proven track record of success in property management, with expertise in leadership, conflict resolution, and communication skills. They will be responsible for conducting regular inspections, mentoring junior staff, staying ahead on lease renewals, and maintaining high levels of customer satisfaction.

Responsibilities:
  • Portfolio Management: Conduct minimum 2 inspections per annum on all Perth properties to ensure compliance and identify areas for improvement.
  • Mentorship: Mentor and develop an assistant with the goal of transitioning them into a Junior PM role, promoting career growth and succession planning.
  • Lease Renewals: Stay three months ahead on lease renewals to ensure timely renewal and minimize vacancies.
  • Arsnings: Maintain no more than 2% arrears to ensure timely payment and minimize financial risk.
  • Court Appearances: Confidently attend court and negotiate on behalf of owners, representing their interests effectively.
  • Legislative Compliance: Demonstrate a strong understanding of Residential Tenancies Act and create agreements accordingly.
  • Tenant and Landlord Relations: Deliver excellent service to tenants and landlords, providing a positive experience and building trust.
  • Marketing: Create accurate and professional marketing materials to attract new tenants and showcase properties.
  • Teamwork: Work collaboratively with colleagues, treating them with respect, courtesy, and kindness in an open office environment.
Requirements:
  • Experience: Minimum 3 years as a Senior PM, with a proven track record of success.
  • Skills: Advanced Microsoft skills, including proficiency in MS Office and Excel.
  • Knowledge: Intermediate knowledge of IRE & Property Me, with up-to-date industry knowledge.
  • Personality: Team player comfortable in an open office environment, with strong problem-solving and negotiation skills.
  • Personal Qualities: Self-starter with a hunger to learn and grow professionally, with a customer-focused approach.
