About the Role:
Gough Recruitment is seeking a highly skilled Senior Commercial Property Manager to join their dynamic team. This role is crucial in ensuring outstanding service levels, effective portfolio management, and driving positive cash flow for the company's commercial property assets.
Key Responsibilities:
- Provide exceptional service and attention to detail in interactions with clients and tenants, ensuring a high level of customer satisfaction.
- Generate positive cash flow for the asset management business through effective rent collection, vacancy management, and lease negotiations.
- Manage the portfolio and day-to-day tasks efficiently and professionally, utilizing Property Management software (Adept or similar) for trust accounting and record-keeping.
- Collaborate with the Asset Management Team to manage existing and new properties, ensuring compliance with regulatory conditions and requirements.
- Monitor and address vacancy levels promptly, and assist in expanding the management portfolio by attracting quality property management opportunities.
- Negotiate rent reviews and lease renewals, and prepare and present property management proposals and quotations to clients.
- Build and maintain relationships with clients and tenants, and provide monthly reports and financial statements to clients.
Requirements:
- Minimum of three years' experience in Retail/Commercial Asset Management, with a strong understanding of commercial property management principles and practices.
- Strong organizational skills with the ability to prioritize and exercise good judgment, and a positive, flexible, and motivated attitude with a high level of administrative support.
- Excellent verbal and written communication skills, with proficiency in Microsoft Office Suite, Real Works, RP Data, MRI/Adept, and other relevant software.
- Working knowledge of Form 6 and other administrative forms related to Commercial Agency, and confidence in dealing with clients, tenants, and contractors.
- Initiative, team player mentality, and the ability to handle situations as they arise.
