Residential Construction Manager

Job Summary

We are seeking an experienced Residential Construction Manager to join our team. The successful candidate will be responsible for overseeing the full lifecycle of residential construction projects, from pre-construction through to final handover. This includes delivering projects from planning through to handover, supervising and coordinating subcontractors and trades, ensuring timelines, budgets, and quality expectations are met.

Main Responsibilities

1. Deliver residential construction projects from planning through to handover.

2. Supervise and coordinate subcontractors and trades, ensuring timelines, budgets, and quality expectations are met.

3. Resolve onsite design issues by liaising with architects, engineers, and consultants.

4. Maintain alignment between construction progress and design intent.

5. Interpret and work from take-offs prepared in Bluebeam; familiarity with the software is helpful.

6. Develop and manage project schedules in Microsoft Project.

7. Monitor project budgets, manage variations, and report financial performance.

8. Ensure projects comply with NSW codes, safety standards, and client-specific requirements.

9. Keep accurate documentation and manage progress reporting across internal and external stakeholders.

10. Promote a culture of quality, safety, and continuous improvement onsite.

Requirements

1. Extensive experience in NSW residential building, with a deep understanding of local practices, codes, and standards.

2. Demonstrated success delivering design and construct (D&C) projects.

3. Strong capability in resolving design coordination issues onsite.

4. Skilled in managing and communicating with trades and subcontractors.

5. Proficiency in Microsoft Project for programming and scheduling.

6. Ability to interpret construction documentation and Bluebeam-generated take-offs.

7. Some experience in Bluebeam is ideal but not essential.

8. Exceptional problem-solving skills and decision-making under pressure.

9. High attention to detail in documentation, coordination, and quality assurance.

10. Excellent interpersonal and stakeholder management skills.

11. Engineering background (civil, structural, or similar) is highly regarded.

12. Familiarity with compliance requirements for AHO, NDIS, and NSW Homes projects.

13. Experience dealing with local government authorities and utility bodies is advantageous.
