**About the Role**
- An opportunity for an Area Manager to provide leadership that drives positive resident experiences, staff engagement and optimises the value of Ingenia’s residential assets.
- This opportunity will oversee a number of sites and their respective Community Managers across VIC and Northern NSW including 5 sites in VIC and 2 sites in NSW.
- This is a great opportunity for an experienced leader driven by a passion for enhancing team member and customer experiences and elevating the visibility of individuals across the organisation.
- We are looking for an individual eager to lead with empathy, inspire collaboration and amplify the impact of our service delivery throughout the business.

**Accountabilities**

**Asset Management and Enhancement**
- Work with the Regional Manager implement business strategic plan for each asset.
- Drive improved cash flow and profit performance for the portfolio including maximising and growing permanent site yield, and average sales price whilst efficiently managing the cost base.
- Ensure a consistent and harmonious engagement with residents and their families, as well as building key relationships with key local/state-based stakeholders.
- Ensure the successful delivery of resident activities and internal promotional activities.
- Work with Regional Manager to formulate annual capital plans for portfolio to improve value of asset, including management and maintenance of lifecycle costing program.

**Relationship Management**
- Collaborate with key internal stakeholders (including Marketing, Development, Acquisitions and Finance) to maximise revenue and business development opportunities.
- Actively drive positive relationships with external stakeholders, agencies, suppliers and contractors.

**Leadership**
- Ensure that direct reports have a clear understanding of business objectives and accountabilities and develop and maintain staff engagement.
- Actively recruit and induct new team members.
- Carry out performance management, counselling and disciplinary action of direct reports.
- Create an environment that rewards and recognises individual and team performance

**Financial Management**
- Provide feedback and support to the Regional Manager to set annual budgets and planning.
- Monitor and review the performance of each community and implement strategies to overcome underperformance.

**About You**
- Strong focus on enhancing the customer experience.
- Demonstrated experience optimising the employee experience to achieve positive commercial outcomes.
- Strong interpersonal and communication skills, confident and proficient at dealing with people at all levels.
- Previous experience/background in hospitality, workplace experience, and/or community living.
- Strong computer literacy skills.
- Ability to identify and implement opportunities.
- Strong negotiation and influencing skills with the ability to think and operate laterally within the business.
