**About Us**
We are a highly experienced FM company operating for over 14years. Our office is located in central Melbourne, providing senior management and accounting staff to oversee the day-to-day operations of our buildings.
An exciting opportunity has become available in a prestigious apartment complex for a full time Building Manager. Monday to Friday role (on-call for emergencies only-fire/flood/full building outage), close to public transport and working with amazing support staff
**About the role**:
Responsible for overseeing the daily operations of this apartment complex, ensuring that all accommodation and service-related needs are met with the highest standards. This includes managing resident services, overseeing common property facilities, monitoring security systems, and providing administrative support. The role requires a customer service-oriented approach, along with strong organisational and problem-solving skills.
**Duties to include but not limited to**:
**Facility and Property Management**
Monitoring Common Property Facilities: Regularly inspect and monitor common areas and facilities (e.g., gym, pool, lounges) to ensure they are clean, safe, and functioning correctly. Report any maintenance issues to the appropriate team.
Carpark Patrols: Conduct regular patrols of the parking facilities, ensuring they are used correctly and are free from obstructions or safety hazards.
Building Patrols: Perform scheduled patrols of the building to ensure security and compliance with property rules, and identify any potential safety issues or maintenance needs.
**Security and Safety Monitoring**
Use of CCTV and Security Procedures: Operate CCTV monitoring equipment to ensure the safety and security of the building and residents. Adhere to security procedures and protocols to mitigate risks.
Use of BMS (Building Management System): Utilise BMS systems, such as BuildingLink, to track and manage building operations, maintenance requests, and communication with residents.
**Reporting and Escalation**
Breaches of Rules: Be familiar with, monitor and report any breaches of the Owners Corporation rules or building policies. Work with the OC Manager to address these issues and ensure compliance.
Urgent Issues Reporting: Alert the OC Manager to any urgent issues or emergencies that require immediate attention, such as security concerns or facility malfunctions.
**Customer Service**
Great Customer Service: Provide excellent customer service, ensuring that residents have a positive experience with building management and accommodations. Be proactive in anticipating resident needs and resolving issues effectively.
**Skills and Qualifications**:
Exceptional verbal and written communication skills to interact effectively with residents, the OC Manager, contractors, and vendors.
Ability to handle inquiries, complaints, and disputes diplomatically and professionally.
Strong customer service skills with the ability to manage resident needs and expectations effectively.
Patience, empathy, and problem-solving ability to handle sensitive situations.
Excellent time management and organisational skills to manage multiple tasks and priorities simultaneously.
Ability to prepare daily reports and maintain accurate records of all activities.
Familiarity with CCTV monitoring systems, BMS (Building Management System), and other relevant software tools (such as BuildingLink or similar systems).
Proficiency in using Microsoft Office Suite (Word, Excel, Outlook) for reporting and communication.
Basic understanding of building management, including maintenance procedures, safety protocols, and security systems.
Familiarity with Owners Corporation rules and regulations is essential.
**Qualifications and Experience**:
A background in property management, hospitality, or a similar field is preferred.
Experience with residential buildings, accommodation services, or customer service roles.
Previous experience using BMS or property management software is advantageous.
Current First Aid or similar safety certifications are a plus.
Current police check and working with children's certificate is mandatory for this role.
Salary is $75,000-$85,000 plus benefits (superannuation, annual leave, personal leave).
Punctuality and presentation must be first class.
