The successful **Property & Lease Administrator** will have prior exposure to lease administration perhaps through retail property, or as a paralegal. Confident when dealing with all stakeholders and contractors, you will possess demonstrate excellent communication skills, and have impeccable attention to detail. This is a **part** time** role.

**General responsibilities of the role**
- Ensure leasing documentation is issued in accordance with Snooze policies, procedures and relevant legislation.
- Instruct and engage with Snooze’s external legal service providers in the administration of leasing documentation
- Development and foster excellent relationships with external contractors and franchise partners, to deliver a seamless experience for the Snooze retailer

**Finance** **duties**
- Authorise invoices and pass on to accounts for payment
- Prepare rent schedule for company store rent
- Provide Finance department with rent schedule, as well as and invoices for payment of other rents which are not paid through Finance
- Provide Finance with rent schedule of rental charges
- Provide sales figures to landlords
- Check and administer all rent invoices for franchised stores

**Lease & property management**
- Deal with all maintenance issues as they arise
- Assist franchise partners with exercise of lease options
- Check that any increases are in accordance with lease
- In emergency situations, notify insurer and complete any necessary paperwork and arrange quotations etc. for a claim
- Check that step-in clause has been incorporated into new lease arrangement, and the correct signatories have signed all legal documents
- Prepare lease sign-off and arrange for lease document to be circulated for execution by Snooze

**Retail store fit outs**
- Instruct contractors on preparation of store plans
- Determine fixture requirements and prepare a preliminary fit-out budget including quotations provided by contractor for trades, signage, lighting etc.
- Arrange freighting of fixtures to site
- Order new store equipment to set up
- Finalise fit-out budget when all invoices are in
- Ad hoc duties
