This is an exciting opportunity for an experienced Head of Department to join a large agency in the heart of the Eastern Suburbs. This agency has been established for many years, with their rent roll growing organically, it's an important growth stage that requires the expertise of an experienced department head of their property management team.

**THIS ROLE IS EXCLUSIVE TO GOUGH AND IS NOT TO BE CONFUSED WITH OTHER ROLES IN THE MARKET.**

In charge of a team of 6, this role will see you:
**MINIMUM PORTFOLIO MANAGEMENT**
- Managing Team
- Monthly meetings with directors
- Managing Agency Agreement compliance on new businesses
- Weekly team meetings
- Managing major renovations
- Training and development for the property management team
- Must have an understanding of P & L
- Analysing & preparing budgets for your department
- Creating bonuses
- Business planning for the property managers
- Create a staff positive culture.
- Maintain client relations
- Attend tribunal hearings if needed.
- Compliance for PM
- Issuing breach notices as required.
- Maintain and create a work activity checklist.
- Develop and implement strategies systems and processes to optimise portfolio performance to build growth.
- Attend training with Stone Head office.
- EOM and Mid-month statement checks
