- Challenger Investment Management Fixed Income (CIM FI) is an experienced institutional manager with a strong track record managing a diverse fixed income portfolio, with funds under management of approx. $16.5 billion.

The investable universe for CIM FI spans public and private credit across debt capital markets, loan markets, asset backed securities as well as alternative debt markets. All investments are made on a relative value basis across the various fixed income asset classes in order to achieve the optimal risk-adjusted return for investors. All investments are made based on the investment guidelines of the respective investor, whether it be Challenger Life Company or a third-party client or fund.

Reporting to the Head of Real Estate Lending in Sydney, this role will be an integral part of the CIP FI team and will have a key responsibility for assisting the Head of Real Estate Lending in the origination, analysis and execution of new real estate lending transactions, the overall management of CIM FI’s existing real estate lending portfolio as well as marketing to directly institutional investors and asset consultants in capital raising efforts.

Role Responsibilities:
- Assist with origination efforts in sourcing new CRE debt transactions having regard to the Investment Guidelines of CIM FI’s’s various clients.-
- Assist with the early review of prospective deals including high level fundamental analysis (sponsor and collateral) and cash flow modelling (strong excel skills required).-
- Assist with the preparation of Indicative Term Sheets and deal Overview Papers for clients.-
- Assist with and manage the preparation of credit and investment papers liaising with Credit team. Focus will be on sponsor and transaction analysis (understanding of financial statements is required).-
- Manage the collation, coordination and review of due diligence information required for credit submissions.-
- Assist with the presentation of investment opportunities to internal and external investment committees.-
- Manage the appointment of external legal and consultants (insurance, technical) and the overall documentation process (legals and CP’s) to settlement, overseeing Challenger Legal and Senior Analysts’ assistance.-
- Assist with marketing presentations to potential third-party investors including portfolio summaries, loan summaries, market research, etc.-
- Take responsibility for portfolio loan monitoring with the assistance of Senior Analyst, CIM Fixed Income, to ensure compliance with loan facilities (including direct communication with existing borrowers).-
- Oversee and assist the Senior Analyst, CIM Fixed Income, manage and closely monitor existing investments in the portfolio utilising borrower’s monthly and quarterly reports (including monitoring actual versus budget, financial covenants and proceeds account movements).-
- Assist with the preparation of monthly and quarterly clients reporting (both numerical performance output and report writing) along with presentation at quarterly meetings.-
- Oversee the Senior Analyst in their management of deal pipelines / deal trackers ensuring timely up-to-date information is provided.-
- Oversee and assist Senior Analyst, CIM Fixed Income interacting with the middle and back office as required though primarily on the issuance of rate set notices to borrowers, settlements and repayments, and client performance reports.-
- Liaise and work with Compliance as necessary.-
- Contribution to establishment of efficient procedures and policy documents.- Role Requirements:
- Completed undergraduate tertiary qualification in finance or a similar discipline.-
- Highly numerate, strong financial modelling skills, ability to quickly interpret data/figures and identify key focus points of a debt investment.-
- Strong organisational skills relating to managing deal pipelines/trackers, due diligence work streams, loan settlement work streams, rate set notices, borrower reporting requirements, client reports, etc.-
- Ability to work autonomously and independently, be a self-starter, take initiative, think ahead and plan/manage own tasks.-
- Minimum 10 years’ experience in credit lending or advisory relating to real estate.- #LI-GS1
