Our partner is a household iconic retail brand with aspirational growth plans to add to its significant number of existing locations over the coming years. With an emerging new brand identity and revamped consumer offerings, they seek to appoint a Regional Real Estate Development Manager to drive opportunities and place this business at the forefront for freehold and leasehold expansion.

The primary purpose of the position is to support new store growth programs whilst having a say in both leasing, and construction delivery based in Sydney. Your existing skills and expertise will see you execute strategies aimed at maximizing the performance of existing locations. In this leadership role, you will work with cross-functional stakeholders including Network Planning, Finance, Retail Operations, and B2B to develop and implement Real Estate strategies and plans for the region.

**About You**

You’ll have a proven background in retail property network expansion and development ideally within retail PAD site locations to ensure your success. You will have excellent negotiation skills, paired with strong financial acumen, work well within a team and be agile in your ability to secure outcomes. Those with an entrepreneurial mindset and able to explore and execute potential joint-venture collaborations would be advantageous. You’ll have a natural and credible communication style, forge relationships with both internal and external stakeholders, and understand the value of taking people on a journey towards defined goals. This is a fast-paced environment, with minimized barriers to growth so you’ll enjoy being empowered to “own” your role.

With multiple projects underway at any one time, you’ll be very disciplined and able to prioritize competing tasks for optimum outcomes. You will develop and maintain excellent professional relationships with a variety of audiences including various other departments within the brand, as well as business partners, advocacy organizations, issue experts, and partners. Your sincerity will assist in building trust with key stakeholders and your tenacity in execution will ensure your success.

**Your Technical Skills / Qualifications**
- Tertiary qualifications in property or construction project management or development
- Thorough knowledge of property development issues: knowledge of retailing, financial, legal, planning, government and environmental issues is critical.
- Experience in retail development within retail fast food, fuel, or similar including retail operations, project management, property, and network planning.
- The ability to identify and enhance performance, through a culture of continuous improvement.
- Sound financial performance knowledge with the ability to prepare board submissions

**Key Deliverables**
- Take ownership and accountability for new site selection, acquisition, and development; surrendering or renegotiating existing leases and/or redevelopment of existing sites.
- Enhance the real estate portfolio strategy through the identification and facilitation of alternate profit centers and site optimization activities.
- Contribute to improvement strategies, striving for best practices with respect to sustainability, processes, and technology
- Build and maintain effective relationships within the network including JV partners, property developers, and landlords
- Develop and execute the Real Estate strategy for the region including new site selection, acquisition, and development, renewal, surrender, and renegotiation of existing head leases, and redevelopment of existing sites.
- Provide leadership and direction to maximize the value from a significant leasehold and freehold property portfolio including development and execution of opex/capex budgets, cash flow modeling, and business case development to the executive leadership team.
- Provide accurate, high-level specialist advice to senior management to inform strategic, planning, and promote sound project development opportunities, ensuring a high-performing and engaged team.
- Complete due diligence on proposed sites that clearly demonstrates the financial viability, including sales and capital forecasting.
- Leading and enabling the growth of the real estate team to be future leaders
