As a Property Sales Consultant you will be responsible for managing qualified leads (appointments booked for you) and ultimately making sales of Off-The-Plan properties to meet the clients lifestyle or investment objectives. You will be capable of selling all Off-The-Plan property types including H&L Packages, Townhouses and Apartments, from a large number of projects across the country.You will manage leads from a number of lead sources including enquiries from our own website, referrals from our extensive network of channel partners (mainly accountants, financial planners and mortgage brokers), our own webinar program, from our own direct to consumer marketing initiatives, and from other web enquiries from key partners. All leads are first engaged and qualified by our 7 day Inside Sales team to ensure you are working with only qualified leads with good intent and finance capability.**Key Accountabilities**:Service clients that are referred or enquire directly, educating them on off-the-plan properties (owner occs and investors) and the benefits of investing in such assets versus alternatives
Manage and nurture referrals and leads through to conversion to make new property sales and drive revenue growth for the Yousales business (and earn good commissions for your effort)
Understand available stock lists, the benefits of each property type (home and land, townhouse and apartment) and conduct regular site visits to maintain knowledge of property types and specific projects
Conduct own property research and leverage the reports and data available to Yousales to ensure own knowledge is current and seen as highly educated
Maintain systems (in particular our Salesforce CRM) and communications with clients and referral partners as they progress through the sales process, at all times seeking the best property or investment outcome for our clients
Follow the Yousales contact procedure and lead management policy, our sales process, and other procedural requirements and standards in managing clients and sales of investment properties
Prepare and complete contracts accurately and in a timely manner, liaising with our Sales & Contracts Administrator who handles the contract, and our Sales Support & Client Liaison Officer who works with the developers/project marketer as appropriate
Monitor the market, competitors, trends and opportunities, providing feedback and recommendations to our Sales Managers and other management on potential strategic changes needed to the business
Display a professional and positive attitude, maintaining a high level of ethical standards and upholding our company values (independence, fairness and integrity, customer first).
**Job Requirements**At least 1 year experience selling Off-The-Plan properties, ideally with a strong understanding of the Melbourne apartment market, but also some exposure to the house and land and townhouse markets (preferred)
As a minimum, hold a Real Estate Agents Representative Certificate (or equivalent)
Strong financial and property selling skills, with clear written and verbal communication skills
An understanding of property investment and experience working with investment advisors such as accountants, financial planners or mortgage brokers (preferred but not essential)
Strong analytical mind and an ability to listen carefully to clients and probe as required to truly understand the clients financial situation and investment objectives
Experienced is customer service and lead management, with an appreciation of what it takes to deliver professional service to clients
