Our client is the owner of NSW’s railway networks, assets, and infrastructure. Established on July 1, 2020, as a State-Owned Corporation TAHE brings an opportunity to unlock the value of our new commercial assets, while creating long term value.

**_They are currently looking to engage a Development Analyst experienced in commercial and property for an initial 12 month contract. This is a hybrid role working from the CBD and home. The role is paying $600 - $680 per day + super._**

**The Opportunity**
The Commercial and Property team are seeking a motivated and enthusiastic individual with excellent commercial acumen, feasibility development and analysis skills to be part of this driven and diverse team to fulfil the role of Development Analyst. This role will play an important role providing financial analysis and modeling supporting all streams within the Commercial and Property team.

You will report to the EGM, Commercial & Property, and assist with the ongoing development of transformational commercial initiatives across the TAHE portfolio, in line with TAHE’s business objectives and financial performance targets. As Development Analyst, you will be fundamental in the review of

existing, and creation of new development feasibilities, in line with the investment framework established by the Finance Team. Working together with Senior Development Managers, you will assist in the assessment of development opportunities, and drive the creation and extraction of additional value to TAHE, through the utilization of sophisticated commercial partnership and JV/PDA frameworks.

The role will also work closely with the finance team, to integrate the financial forecasts of our commercial opportunities, to the broader organizational cash flow projections and budget forecasts. Liaison with Treasury and relationship management private commercial partners with whom TAHE chooses to work

with, will be key in assisting the respective Development Managers in achieving successful outcomes.

Key accountabilities
- Set, review and assist in managing detailed project budgets and development feasibilities, forecast cash flows, cost control, managing variations, mitigation strategies and accurate timely reporting
- Create and maintain a discounted cashflow model for multiple development phases of the residential portfolio including Build to Rent and Build to Sell projects.
- Assist in carrying out feasibility and financial analysis for new opportunities.
- Detailed financial modeling and ability to build and modify models on need basis.
- Working with internal and external consultants to conduct market research to evaluate/assess opportunities, especially with Finance and the Investment Management team
- Preparing insightful reports and presentations to support the various business development initiatives.
- An understanding of best practice cost and project management, especially in property development

Skills and experience
- Proven demonstrated expertise in a similar role.
- Demonstrated experience in analytical, reporting and financial modeling skills preferably across residential, retail and industrial sectors.
- Ability to develop and review complex financial modeling, with complex commercial/participation structures
- Excellent communication skills to be able to engage with key internal and external stakeholders.
- Strong numerical and analytical skills to navigate and resolve complex issues and providing time efficient solutions
- Demonstrated time management skills to produce quality work under tight deadlines.
- Experience with Build to Rent modelling is highly regarded but not essential for the role.
- Advanced proficiency using development and investment valuation software systems including Estate Master, Forbury and all Microsoft Suite of Products - Excel, Power BI Word and PowerPoint.

- Tertiary qualification in a relevant discipline, property economics, valuation, finance or finance related experience
