Role Overview
We are on the hunt for a Senior Commercial Property Manager with extensive leadership, business management and industrial property experience to take full ownership of a commercial portfolio, drive financial performance, and be a trusted advisor to landlords and tenants alike.
Our aim is to build a substantial property management portfolio so you will need to have extensive Commercial Property Management experience, leadership capability, business development skills and dedication to provide a high level of service to landlords and tenants.
You will be supported by a leadership team focussed on providing its employees with all the help they need to be successful and grow the business whilst helping you achieve your own professional and personal goals.

What you'll be doing:
Initially, your primary focus will be the formation of the Property Management division and establishing a portfolio of your own.
Working with the Operations Manager, you will ensure all compliance, legal, system and operational requirements are in place and robust procedures are established.
Whilst you will receive a constant flow of referrals for our sales and leasing team you will be responsible for business development activities and be comfortable selling our services to landlords. You will market our services to our database of referrers and owners, prepare proposals, track business development opportunities for growth and provide regular reporting to the company's Director.
As the team grows you will be responsible for leadership and team development, ensuring compliance with tenancy legislation, WHS and property regulations.
Mentoring and supporting junior team members, sharing best practices and contributing to continuous process improvement will be high on your daily agenda.
You will manage a portfolio of commercial properties with responsibility for the following;
lease renewals and rent reviews
tenant onboarding and make-good compliance
oversee budgets, outgoings, and financial reporting to landlords
Conducting regular inspections and proactive maintenance coordination with contractors and service providers to ensure assets under management are well maintained.
Lead negotiations for lease events and deliver rentand rebate reviews, tracking arrears and mitigating vacancy impact.
Drive tenant satisfaction through excellent relationship management and responsive service
Collaborate with our inhouse accounting and admin teams
What We're Looking For
Minimum of 3+ years' experience in commercial property management, with demonstrated ability managing industrial portfolios with knowledge of retail and commercial property management.
Strong commercial acumen with proven financial management skills (budgets, P&L oversight)
Excellent communication, negotiation, and stakeholder engagement skills
Solid understanding of relevant legislation, lease structures, and compliance requirements
Proficient in property management software (Cirrus8, Re‑Leased or equivalent) is a plus
Current real estate licence (or equivalent), driver's licence & access to a reliable vehicle
Proactive, detail‑oriented mindset, with the ability to lead and prioritise effectively
