**The opportunity**:
As an Engineering Services Manager you will be responsible for the overall performance of a landmark commercial asset in central Parramatta and the services that ensure safe operations and comfort to the occupants. The role provides hands-on leadership of engineering services operations, with a focus spanning energy sustainability, ongoing building commissioning and operational improvements, strategic delivery of lifecycle asset planning, project management, through to the daily operation of all property services with a focus on sustainable and economic performance and constant improvement.
General Management
Manage the site operational team, inclusive of technical third-party service providers, providing leadership and guidance to this team to ensure activities are prioritised and diligently and efficiently completed.
Provide guidance and leadership to the site operations team in contractor management.
Participate in required forums and promote / protect JLL and client positions with tenants, contractors, consultants etc.
Project Management of small to mid-size site projects.
Perform other duties as reasonably required.
Sustainability
Working in close collaboration and drawing upon the technical experience of the State Engineering and Operations Director to maximise the performance of the property in terms of sustainability.
Lead the team to drive performance of the asset to ensure NABERS Energy and Water targets are achieved.
Ensure that property operations are reviewed with the General Manager and State Engineering and Operations Director and the property's performance to the above ratings tools is maximised.
Actively manage and participate in site-based sustainability forums. Including driving the reporting and analysis program provided by The JLL ESS team.
Actively seek and implement projects and programs to improve the property's performance using JLL nominated programs and industry best practice.
Work collaboratively with the Engineering and Operations Solution consulting team to deliver major projects.
Client Relationship Management
Establish and maintain a sound professional working relationship with our client. Including the provision of regular updates, meeting attendance and formal reporting.
Provide guidance and leadership to the operational team (including services providers) in customer service provision through to tenants.
Provide a high level of customer service to the building tenants, including attending tenant meetings, provision of updates in relation to tenant specific issues and regular updates on building initiatives/upgrades.
Compliance & Certification
Ensure and manage compliance with all relevant statutory authorities and enact sound engineering practices in relation to maintenance of the property structure, façade, fittings, finishes and services.
Ensure certification and supporting documentation is obtained from relevant contractors and consultants for all essential services and the timely preparation of the annual Fire Safety Statement or other relevant documentation as stipulated by the local authority.
Ensure compliance with Environmental and Occupational Health and Safety requirements including contractor induction, the preparation of site-specific risk management plans and review of contractor supplied Safe Work Method Statements.
Proactively manage and implement actions identified via various site-based audit programs including but not limited to, OPS Aide, EORC Reviews, Essential Safety Measure Audits and Cooling Tower Risk Management programs.
Maintenance & Risk Management
Co-ordinate effective and efficient management of all property services and other works required to be carried out within the asset.
Undertake periodic inspections of the building and plant and determine the extent, and priority of any repair works required.
Ongoing management of all specialist contractors to ensure they comply with their contract terms and conditions and nominated scope of works.
Continual maintenance of a property due diligence program including reporting any works required to the relevant team members.
Maintain information databases relating to the Risk field.
