Overview
Job Purpose: To drive property sales, enhance brand positioning, and lead high-performing teams through strategic sales, marketing, and customer engagement.
Responsibilities
Sales: Lead and manage the sales team to achieve sales targets for off-the-plan, soft launches, and project launches; develop and implement sales strategies and action plans to drive property sales, ensuring alignment with business goals; build and maintain strong relationships with customers and channel agents to maximize sales opportunities; oversee the entire sales process, including inquiry handling, unit selection, Contract of Sale (COS) execution, deposit collection, contract signing, and settlement processes; oversee CRM systems and sales tracking tools to provide real-time data on performance and pipeline management; provide coaching, mentorship, and motivation to the sales team, ensuring high levels of customer engagement and sales conversion.
Marketing, Branding & Creative Management: Develop, execute, and manage comprehensive marketing and branding strategies to enhance brand visibility and drive sales performance; lead and oversee the creative process, ensuring that branding, messaging, and design elements align with the company's vision and target audience; work closely with graphic designers, branding agencies, copywriters, and digital marketers to create compelling marketing materials, including brochures, videos, billboards, websites, and social media content; maintain and evolve brand identity guidelines, ensuring consistency across all platforms, marketing materials, and customer touchpoints; plan and execute integrated marketing campaigns, including advertising, digital marketing, public relations, and influencer collaborations; manage promotional activities such as property exhibitions, roadshows, networking events, and open houses to attract prospective buyers and investors; track, analyze, and optimize marketing campaigns to ensure maximum return on investment (ROI) and lead generation effectiveness.
Market Research & Competitor Analysis: Conduct in-depth market research to analyse demand, pricing trends, buyer behaviour, and investment patterns in the Melbourne property market; monitor competitor branding, marketing strategies, and sales tactics to identify opportunities for differentiation; provide data-driven insights and recommendations to senior management on sales trends, customer behaviour, and market dynamics; collaborate with internal teams to develop product positioning, branding, and pricing strategies that ensure competitiveness.
Customer Service & Retention: Design and implement customer relationship management (CRM) strategies to enhance customer satisfaction and drive long-term loyalty; establish customer service best practices, ensuring a seamless buying experience from initial inquiry to post-sale support; handle escalated customer concerns and ensure timely resolution of issues related to contracts, financing, or after-sales service; develop and implement customer engagement initiatives, and referral incentives to maximize retention; monitor and analyze customer feedback to identify areas for improvement and optimize the buying experience.
Administrative, Budgeting & Team Leadership: Lead, mentor, and manage the sales and marketing team, setting clear KPIs and performance benchmarks; manage and oversee marketing and promotional budgets, ensuring cost-effective spending and optimal resource allocation; develop training programs to enhance the skills, knowledge, and productivity of sales and marketing personnel; conduct regular performance reviews, sales meetings, and strategy sessions to track progress and drive improvements; oversee and manage sales reporting, lead tracking, and performance analytics to ensure data-driven decision-making; lead the overall sales and marketing operations within SDP Melbourne; responsible for achieving the sales target set by the group.
Requirements
Bachelor's degree in Business Administration, Marketing, Real Estate, or a related field
Additional certifications in Sales, Marketing, or Real Estate will be an advantage
Minimum 5 years of experience in off-the-plan property sales and project launches, marketing, or real estate development
Proven track record in leading sales teams and achieving sales targets in off-the-plan and project launches
Must have unrestricted working rights to live and work in Australia
