About the Role

We are currently seeking an experienced Maintenance and Grounds Manager to lead a small team, coordinate with external contractors, and implement proactive maintenance strategies to ensure the smooth, safe operation of our facilities.
In this leadership role, you will oversee all aspects of property and grounds maintenance (including buildings, equipment, and landscaped areas) ensuring they meet the highest standards of safety, functionality, and presentation.
Your work will directly support the wellbeing of our residents by maintaining an environment that is both secure and welcoming.
Reporting to the General Manager Assets & Operations and working closely with the General Manager Residential Services and the wider Leadership Team, you will play a key role in maintaining compliance with relevant regulatory, safety, and legislative requirements.

Key Responsibilities
Leadership & Team Coordination
Lead, mentor, and inspire the Maintenance and Grounds team, fostering strong collaboration across all service areas.
Provide practical guidance, coaching, and performance support to build capability and morale.
Support recruitment, workforce planning, and professional development to maintain a high-performing team.
Property & Grounds Maintenance
Coordinate and carry out preventative and responsive maintenance across facilities.
Keep outdoor areas - gardens, courtyards, driveways, and car parks - clean, safe, and visually appealing.
Apply best-practice horticultural techniques to maintain and enhance landscaping.
Oversee contractors, maintenance equipment, and key registers.
Compliance & Reporting
Ensure all maintenance activities comply with Workplace Health & Safety (WHS), regulatory, and legislative requirements.
Prepare reports and contribute to maintenance and grounds budget planning.
Lead compliance for key systems including fire safety, plumbing, electrical, security, asbestos, and water testing.
Customer Service & Communication
Deliver friendly, professional service to residents, families, staff, and contractors.
Show empathy and respect in all interactions, especially when working with older people.
Provide induction training for new staff on safety procedures and facility systems.
Work Health & Safety
Champion a culture of safety, including hazard identification and incident reporting.
Maintain safe, clean work environments and ensure correct equipment use.
Ensure team-wide WHS compliance in line with Warrina Homes policies and procedures.
About You
We are seeking a seasoned maintenance professional with a strong people-centred approach and a passion for high-quality service.
The ideal candidate will have:
Trade qualification or extensive hands-on experience in property maintenance and/or grounds services.
Confidence in using power tools, gardening equipment, and motorised small plant.
Sound knowledge of relevant legislation, regulations, and compliance standards.
Strong technology skills, including Microsoft Office and maintenance systems.
Exceptional organisational skills and the ability to manage multiple priorities.
Positive, proactive, and solutions-oriented mindset.
Proven leadership experience with the ability to motivate and manage a team.
Strong customer service focus, with empathy and respect for older people.
Inclusive, collaborative, and an excellent communicator.
Professional, reliable, and committed to service excellence.
Commitment to ongoing learning, innovation, and continuous improvement.
Current driver's licence and willingness to travel between sites as required.
Skills or experience in horticulture, turf care, garden construction, irrigation systems, and landscape features.
Experience in a similar role within the Aged Care or Health Services sector will be advantageous.
A leadership or management qualification will be beneficial.
Testing and Tagging certification would be highly regarded.
