We're seeking a Real Estate Investment Associate to join our Investment Intelligence team. In this role, you'll bridge financial modeling with spatial analytics, transforming complex property data into actionable investment insights. You'll support UnlockLand's growing institutional and private client base through rigorous analysis, due diligence, and model-driven recommendations.

Key Responsibilities

• Investment Analysis & Due Diligence

Conduct in-depth underwriting of development sites and income-producing assets, integrating zoning, market, and financial data into comprehensive evaluations.

• Model Development & Forecasting

Maintain and improve proprietary AI-driven valuation and scenario models, including build-out simulation, IRR/NPV forecasts, and sensitivity analyses.

• Proposal Generation & Reporting

Prepare and present detailed investment memoranda, client proposals, and internal presentations for the Investment Committee and partners.

• Market Intelligence & Data Collaboration

Work closely with data scientists and AI engineers to enhance property datasets and refine predictive models for land value and yield forecasting.

• Stakeholder Engagement

Collaborate with developers, advisors, and institutional investors to gather data, validate assumptions, and support strategic decision-making.

• Cross-Functional Support

Partner with product, research, and business development teams to align financial analysis with UnlockLand's platform roadmap and client solutions.

Qualifications

• Bachelor's degree in Finance, Economics, Real Estate, Urban Planning, or Data Science.
• 2–5 years of experience in real estate investment, private equity, asset management, or related financial services.
• Proven expertise in financial modeling, DCF analysis, IRR/NPV projections, and risk assessment.
• Proficiency in Excel, PowerPoint, and data visualization tools (Power BI, Tableau).
• Working knowledge of Python, SQL, or R for financial and statistical modeling preferred.
• Excellent communication skills — able to convey complex investment insights clearly to both technical and non-technical audiences.
• CFA Level I or equivalent professional certification (CAIA, AACI, or FRM) is an asset.
• Demonstrated ability to operate independently in a fast-paced, analytical, and technology-driven environment.
