Asset Planning & Services Manager At Goodman
The Asset Planning & Services Manager is responsible for overseeing Goodman's operational, statutory, regulatory, and other types of technical records and documentation across its property assets and infrastructure, while also leading the planning, scheduling, and optimisation of maintenance programs. This dual role provides a critical link with overseeing the management of technical records, assurance and operational delivery teams, ensuring that all building infrastructure, services, and equipment remain safe, reliable, cost-effective, and compliant with legislative and Goodman standards.
The role will deliver both governance and operational excellence by:
- Developing and overseeing technical records documentation workflows, audits, and reporting.
- Management of property technical records and process related documentation.
- Coordinating preventive and corrective maintenance schedules in alignment with asset life-cycle strategies.
- Supporting Asset & Infrastructure Services in sustaining operational efficiency, safety, and long-term asset performance.
- Work proactively with Subject Matter Experts to procure service contracts that meet Goodman's operational requirements, ensuring consistency, compliance procurement policies, and value for the business.
Day To Day
- Develop, implement, and oversee systems to ensure all assets and building services comply with relevant legislation, codes, standards, and Goodman's requirement.
- Manage the Goodman's technical records system, including monitoring, reporting, and audit preparation.
- Conduct audits of the technical records documentation to ensure accuracy, completeness and consistent property attributes.
- Assist and drive the timely completion of statutory inspections, registrations, certifications, and safety audits.
- Collaborate with Subject Matter Experts to optimise technical record workflows, conduct documentation audits, and lead investigations aimed at identifying and mitigating risks, addressing safety concerns, controlling costs, and improving overall operational performance.
- Monitor industry standards, regulatory changes, and emerging risks to ensure continued adherence.
- Provide technical record reports and recommendations to senior management to support governance and decision-making.
- Develop, implement, and optimise preventive maintenance schedules across all asset classes (e.g. lifts, electrical, hydraulic, structural/building fabric, and plant & equipment).
- Establish and manage regular contactor meetings and reports for electrical, hydraulic, structural, building fabric, lifts/escalators and other services as directed by the Head of Asset & Infrastructure Services.
- Plan, coordinate, and monitor routine servicing, corrective maintenance, and major capital works.
- Proactively plan, coordinate, and set up preventative maintenance and other service contracts for acquisition properties, recently developed properties and project related works on stabilised properties (including hard and soft service contracts as well as presentation related contracts).
- Proactively work with and support Subject Matter Experts where required, to establish preventative maintenance and other service contracts, including contract renewals and or implementation of new contracts.
- Oversee, manage, and coordinate service contract schedules for property operations through a centralised management platform, ensuring alignment with contract objectives and deliverables, consistency, efficiency, and timely service delivery.
- Review and monitor Practical Completion and Defect Liability Period dates to ensure operational property set up processes are completed in a timely manner and in place.
- Lead and facilitate the procurement of services.
- Maintain the property plant and equipment fixed asset register, ensuring data accuracy for lifecycle management.
- Work closely with service contractors and internal teams to ensure performance against KPIs, safety requirements, and cost objectives.
- Use asset data and reporting to identify opportunities to improve reliability, reduce downtime, and extend asset life.
Requirements
- Proven experience with managing infrastructure projects, large scale property assets and asset management
- Strong Facility/Engineering Management experience, ideally within a large, listed property trust
- Fixed asset register - demonstrated experience of managing a fixed asset system
- Understanding of statutory and legislative requirements associated with managing technical record documentation and industry best practices for a portfolio of properties
- Sound understanding of WHS legislation and risk management practices.
- Working knowledge of asset management systems and technical records reporting frameworks.
- Familiarity with building services (electrical, hydraulic, structural/fabric, plant & equipment) and maintenance standards (e.g., AS1851)
- Strong understanding of statutory and legislative requirements for property and infrastructure technical records.
- Engineering Degree or Trade Qualified and membership to property industry related professional organisation
